Generali Polska has become a new resident of Olivia Business Centre in Gdansk, the biggest office complex in northern Poland.

Generali Group is the third biggest international insurance company in Europe and sixth in the world. Generali operates in insurance, investment and real estate sectors. The company was established in 1831 in Italy. Its offices are located in several dozen countries all over the world.

The company has been operating in Poland since 1999, though its first offices on the Polish territory were established during partitions in 1836. Generali in Poland provides a wide range of insurance services, such as: property insurances, life and personal insurances, retirement funds and investment funds.

Olivia Four is an elegant, 4-floor office block with a characteristic, snow-white façade, which was handed over for usage last year. The hall of Olivia Four is considered to be one of the most beautiful in Tricity. It is paved with Bianco Carrara and Nero Marquina marbles, which were imported from Tuscany and Spain. You can also find there iconic Barcelona furniture, which was designed by Ludwig Mies Van Der Rohe for the world exhibition in Barcelona in 1929.

About the Olivia Four building

Olivia Four is a 11-floor office building of A class and is the fourth stage of the Olivia Business Centre investment. Its characteristic white-glass solid provides over 14,700 square metres of office space for lease and many underground parking places. Since Olivia Four was handed over for usage in 2014, inter alia the following companies have opened their offices there: Allianz, Alnet Systems, Competence Call Center, Epam Systems, Generali, HK Finance, Moore Stephens, Omida Logistics, Playsoft and Schibsted Tech Polska. • Olivia Four has advanced systems which reduce energy consumption and the building’s maintenance costs. Moreover, those systems maximise functionality and safety.
• The illumination of outside parking lots is controlled by dusk sensors, while underground parking lots are controlled by motion sensors.
• The façade was constructed in accordance with the technology of warmth and light differentiated conductivity, which is dependent on exposure to sunlight (that is directions of the world).
• The building is also equipped with systems which minimise the building’s effect on the environment – a green roof with a water retention system, optimised external illumination which removes the so-called light pollution (excessive night illumination).
• The building also has bottom hung casement windows which enable a natural ventilation of rooms and reduce the need for air-conditioning, which entails a reduction in maintenance costs.
• Cyclists may use a free underground parking lot, a changing room with showers and a dressing room.

Dobiega właśnie końca projektowanie aranżacji biura – przy czym niektóre projekty zostały wykonane przez pracowników Acxiomu. Przeprowadzka jest zaplanowana na początek 2016 r.

Ekologiczna i zaangażowana aranżacja biura

Obecnie trwają prace nad projektem aranżacji wynajętej powierzchni. Najlepszym tego przykładem jest fakt, że projekt wykładzin powstał według pomysłu pracownika firmy Acxiom – mówi Laura Susmarska, Senior Project Manager w Olivia Business Centre, odpowiedzialna za aranżację biura GCU Acxiom w Olivia Four. – Szarość i zieleń, czyli barwy Acxiomu, przełamane zostaną intensywnym odcieniem pomarańczowego, tworząc bardzo dynamiczne zestawienie, oddające charakter firmy oraz młody duch i zaangażowanie jej pracowników.

W nowym biurze Acxiom GSC zostaną zastosowane ekologiczne wykładziny New Horizons oraz H-727 firmy Interface.

– Jest to kolejny po m.in. certyfikacji budynków w rygorystycznym systemie BREEAM wyraz dbałości Olivia Business Centre o środowisko naturalne – komentuje Laura Susmarska.

Do produkcji tych wykładzin używana jest energia pochodząca w 100 proc. ze źródeł odnawialnych, a na dodatek nie powstają przy tym jakiekolwiek odpady produkcyjne. Do ich mocowania zamiast płynu montażowego używa się specjalnych naklejek, wytwarzanych z niepotrzebnych plastikowych butelek. Co więcej, zużyte wykładziny Interface zamiast na wysypisko trafią z powrotem do fabryki, w której podłoże oddzielone zostanie od włókien. To pierwsze wróci na linię produkcyjną, zaś te drugie – posłużą do produkcji nowych włókien.

Współpraca z ekspertami z JLL

Acxiom GSC w procesie poszukiwania lokalizacji i negocjowania warunków umowy reprezentowali eksperci z JLL.

– Cieszymy się z możliwości współpracy z Acxiom w Polsce przy określaniu długoterminowej strategii najmu, w tym w poszukiwaniu nowego biura w Trójmieście – dodaje Magdalena Reńska, Dyrektor Trójmiejskiego Oddziału JLL. – Region ten jest obecnie jedną z najmocniejszych w Polsce lokalizacji właśnie pod projekty z sektora nowoczesnych usług dla biznesu, ze szczególnym uwzględnieniem branży IT. Acxiom Global Service Center has leased the entire floor at the Olivia Four office building composing the Olivia Business Centre in Gdańsk. Designing the office décor is coming to an end and some of the designs were created by Acxiom employees. The company plans to move in early 2016.

For over 40 years, Acxiom has been a world leader in delivering, analysing and managing information about customers. Operating in Tricity since 2008, Acxiom Global Service Center will have its offices at the Olivia Four building in Gdańsk starting from February 2016. GSC provides the services of comprehensive IT support for Acxiom customers and offices all over the world. The American company has its branches in Germany, France, UK, Poland, Australia, China, Japan and Brazil.

‘We want to create as comfortable conditions to our employees as possible,’ says Ewa Orłowska, Administrative Services Manager at Acxiom. ‘As it develops and requires consolidation, Acxiom has sought modern space in a good location, not too distant from its current offices, offering possibility for further growth. Olivia Four has proved to be an interesting option and its advantage is the business environment, among other things.

Eco-friendly and committed office décor

Currently, works are ongoing on the décor of the space the company leases. Apart from well-equipped work stations, it will accommodate a superbly equipped relax room with billiards, darts, a TV set and a video game console as well as a kitchen with a spacious cafeteria. The fragments of the walls will be covered with black blackboard paint and cork facing and the meeting rooms will have painted glass boards. Some of the rooms will have open ceilings left.

‘This space will gain a unique character owing to the resident’s great dedication to the project. The best example of this is that the design of the fitted carpets was made to an Acxiom employee’s idea’, says Laura Susmarska, Senior Project Manager at Olivia Business Centre, in charge of the décor in the GSC Acxiom offices at Olivia Four. ‘Grey and green, that is, the colours of Acxiom, will be softened with an intense shade of orange, creating a very dynamic composition reflecting the company’s character and its employees’ young spirit and commitment.

The new offices of Acxiom GSC will have eco-friendly New Horizons and H-727 fitted carpets made by Interface.

‘It is another expression, after the certification of the buildings to the strict BREEAM system, of the concern Olivia Business Centre has for the natural environment’, comments Laura Susmarska.

These carpets are made using power derived in 100% from renewable sources, where no waste products are generated. To fix them, instead of a fixing liquid, special stickers are used, made of unnecessary plastic bottles. What is more, used Interface fitted carpets will go back to the factory, instead of the garbage dump, where the base will be separated from the fibres. The former will return onto the production line, while the latter will be used to make new fibres.

Cooperation with JLL experts

In the process of seeking the location and negotiating the terms of the agreement, Acxiom GSC was represented by JLL experts.

‘We are glad that we can liaise with Acxiom in Poland on determining the long-term lease strategy, including seeking new offices in Tricity’, adds Magdalena Reńska, JLL Tricity Branch Director. ‘This region is now one of the strongest locations in Poland for the projects of the modern business services sector, particularly the IT branch. The activity of investors winning new orders, hiring new employees and searching for new larger offices translates into the dynamics of the office market growth which, since 2008, has been twice as big and continues to develop dynamically.

How to prepare well for the forthcoming Christmas time of meetings with people who are closest to you? How to make the most beautiful, individual and suitable presents? What will make this time unforgettable for a long time? In response to the needs of Oliwa’s local community and people working at office blocks in Oliwa, the Olivia Business Centre team prepared an event which will help all people who are busy with work to prepare unique presents and tasty treats for the forthcoming Christmas.

Openness to local needs

For all residents of Tricity and all lovers of an environmentally friendly lifestyle, the Olivia Business Centre team prepared Christmas Nature Fair, which will be held on Friday, 18th December, H 13.00-18.00. The popular Gdansk Nature Bazaar will present their special Christmas offer. Regional producers of organic food will create a happy Christmas atmosphere of a fair at Olivia Business Centre.

Vendors will offer traditionally baked breads (i.a. from emmer, without flour, baked on sourdough, of rye), fresh meat and fish, dairy products (i.a. goat and cow cheeses), vegetables, preserves from fruit and leguminous vegetables, ready-to-cook and gluten-free food, honeys, fresh Goya fruit, black raspberries, mulberries, umbellate oleasters, endemic species of apples, Provencal pumpkins, kalanchoes, kale, Jerusalem artichoke, hagberry juice, milk thistle oil.

When you visit the Christmas Nature Fair at Olivia Business Centre, you’ll be able to talk with producers and breeders and learn about the process of making a product as well as check its certificates of quality. Presented products are prepared only a day or two before the Bazaar.

„We prepare many Christmas surprises for the employees of Olivia Business Centre’s offices each year. This year there are live concerts, a competition for the most beautiful decoration and diverse building & internal patio illuminations. Now we want to focus also on all residents of Tricity and to encourage them to buy natural products and handmade decorations & presents for Christmas,” says Malgorzata Ziemkowska, Customer Service Manager at Olivia Business Centre.

Residents co-create the community

Companies which operate everyday at Olivia Business Centre will be also involved in the Christmas week at Olivia Business Centre. Recently opened FIVE Restaurant will open a small bakery with products of an individual character. The Lobster restaurant will prepare an offer with typical Christmas dishes, and Starbucks café will invite for Christmas coffee and sweets. Additionally, a bazaar with handmade jewellery, clothes for the youngest, pottery and winter preserves will be held on Thursday, 17th December in the 04 innovation development space, which is located in the Olivia Four building.

„Ecology is a very important aspect in all areas of Starbucks’ activity. We will prepare e.g. special gift sets during the fair. These sets will consist of our coffees, which are produced from the best and ethically obtained seeds,” says Grzegorz Garbowski, Store Manager at Starbucks café at Olivia Business Centre.

Specjalną bożonarodzeniową ofertę zaprezentuje kilkudziesięciu wystawców z popularnego Gdańskiego Bazaru Natury. Radosną, świąteczną atmosferę jarmarku w Olivia Business Centre stworzą regionalni producenci ekologicznych produktów.

W ofercie wystawców znajdą się tradycyjnie wypiekane pieczywo (m.in. z płaskurki, bezmączne, pieczone na zakwasie, żytnie), świeże mięsa i ryby, nabiały (m.in. sery kozie i krowie), warzywa, przetwory z owoców i z warzyw strączkowych, produkty garmażeryjne i bezglutenowe, miody, świeże owoce goji, czarne maliny, morwy, oliwniki baldaszkowe, endemiczne odmiany jabłek, dynie prowansalskie, żyworódki, jarmuż, topinambur, sok z czeremchy, olej z ostropestu.

Odwiedzając Świąteczny Jarmark Natury w Olivia Business Centre, będzie można porozmawiać z samymi producentami i hodowcami, dowiedzieć się więcej o procesie powstawania danego produktu i sprawdzić jego certyfikaty jakości. Prezentowane produkty są wytwarzane zaledwie dzień lub dwa dni wcześniej.

W ich skład wchodzić będą nasze kawy, wytwarzane z najlepszych i etycznie pozyskiwanych ziaren – mówi Grzegorz Garbowski, Store Manager kawiarni Starbucks w Olivia Business Centre.

Reprezentacja Olivia Business Centre, którą stworzyli zawodnicy dwóch najlepszych zespołów siatkarskich ligi Olivia Sports, wystąpiła w turnieju Final Four Amatorskich Lig Siatkarskich. Mecze, organizowane przez LOTOS Trefl Gdańsk, odbyły się w Ergo Arenie w Gdańsku. Nasi reprezentanci zajęli czwarte miejsce, ulegając najpierw faworytowi rozgrywek Politechnice Gdańskiej, a w meczu o trzecie miejsce po zaciętej walce Lonbartans Elbląg.

The Olivia Business Centre Volleyball Team, made by the best players from the best Olivia Sports teams: Goyello & Energa, qualified to LOTOS Trefl Gdansk’s Final Four Tournament. The winners of the 4 regional amateur volleyball leagues played for the Final Four Championship title. The games were played in Ergo Arena in Gdansk. Our team finished 4th, losing the semi-final agains Gdańsk University of Technology, and then losing the 3rd place play-off after a close game against Lonbartans Elbląg.
