Olivia Centre Group’s bonds are listed on the stock exchange

The bonds of the operator and owner of Olivia Centre, the largest and most modern mixed-use centre in the Tri-City agglomeration and in Poland, debuted on the Catalyst stock exchange market on 7 March. 25,000 were put on the market. series L bonds with a nominal value of PLN 1,000 each. There are also plans to introduce other series (M-R) from the last issue programme, which amounted to a total of PLN 89.825 million. This is the first debut on Catalyst this year.

Olivia Centre is the largest business centre in northern Poland and one of the largest in Central and Eastern Europe. It consists of 9 buildings located in the heart of the Tri-City agglomeration. The area of the Gdańsk Centre is 175,000 sqm. m.kw., and ultimately it is expected to significantly exceed 200,000. m.kw. The design of the entire centre was created by Konior&Partners and BJK Architects, as well as the designs of individual buildings. Olivia’s largest residents include Amazon, Bayer, Capgemini, Deloitte, Energa, EPAM, Fujifilm, Lyreco, Medicover, Nike, Nordea, PwC, Ricoh, Sii, Thyssenkrupp.

 

The centre has a diversified portfolio of tenants, and the high technological quality of the project has been confirmed by international certificates and numerous awards. Olivia Centre has maintained the world’s first maximum score in the international WELL certification. For the second time, it has been recognized as a completely safe, friendly and responsible place to work, receiving confirmation from the International Well Building Institute (IWBI) in New York. A year after the first certification, it maintained a maximum score of 25 points out of a possible 25 in all categories analyzed. The safety of building users was checked, as well as solutions improving the quality of life in the business centre. It received this rating in 22 basic categories and in 3 additional categories related to the innovations implemented in its area.

 

Over the last 13 years, Olivia Centre has carried out a total of 31 bond issues for over PLN 560 million, of which 18 issues for over PLN 350 million have already been repaid. The interest rate on the Bonds from the last programme is WIBOR6M +5.3%, and the interest is paid every 6 months. The maturity date of the L series is 25.05.2025. The bonds are secured by a surety of Tonsa Commercial Rei NV (the main shareholder of the Issuer and the owner of special purpose vehicles of the Olivia Centre project) up to the amount of at least 150% of the nominal value of the bonds.

 

Proceeds from the last programme, which ended at the end of 2022 in accordance with their purpose, m.in. for the financing of new investment projects – residential projects implemented within the Olivia Group m.in. for the purchase of land and the implementation of the Platynowa Park project in Gdańsk and the purchase of land at ul. Stężycka in Gdańsk, as well as for the refinancing of the existing debt of previously issued bonds.

In recent months, Olivia has been developing projects focusing on four key areas, which allowed for the effective implementation of the assumed development strategy. A unique combination of services and amenities for residents, their employees and guests has been created on its premises, which consists of eight restaurants, 4 cafes, a professional two-storey fitness centre, a kindergarten for 100 children, a primary school, a high school, an IT academy, a medical centre, a dental centre, a pharmacy, 5 banks and 5 conference centres, O4 – one of the largest coworking spaces in Poland, but at the same time a vast patio filled with vegetation, fountains and places of relaxation. In the central point of Olivia there is a vast (almost 1000 m2), year-round tropical garden Olivia Garden, which is a regenerative space for residents – it reduces emotional and psychophysiological stress, rebuilds depleted attention resources, has a positive effect on the ability to take on everyday challenges related to professional work and also fosters good social relations, creating a space for meetings.

 

In July 2019, on the 32nd, 33rd and 34th floor of Olivia Star, the highest building in northern Polish, a project was launched, constituting a unique, additional offer attracting guests from all over the world to Olivia. On On the 32nd floor, a public viewing level has been opened, allowing a 360° view. for the whole Tri-City. It offers not only a stunning panorama of the Bay of Gdańsk, the Tri-City Landscape Park and the Gdynia cliff coast, but also originally designed interiors, catering and recreational facilities. On On the 33rd floor of the building there are two prestigious restaurants: Arc and Teina y Teres, run by Paco Perez, one of the most successful chefs in the world, winner of the prestigious Michelin culinary guide 5*****. On On the 34th floor, at a height of 150 meters above the ground, a multifunctional event and conference centre has been created, located the highest in Poland, allowing for the organisation of events for up to 400 people, where concerts of the greatest Polish stars, theatre performances and business conferences are held. Olivia offers over 1600 parking spaces, a number of electric car charging points, points for storing and charging electric scooters, several hundred bicycle racks and large changing rooms with showers for cyclists in each of the 7 buildings.

 

Located on the ground floor of Olivia Star, the exotic Olivia Garden is a green enclave in the heart of the Olivia Centre. The garden offers an area of 740 m2 with a height of 9 m, with a mezzanine of more than 100m2 . The garden was planted with 4,000 plants representing more than 150 species. In 2021 won an award in the CIJ Awards Poland competition, in the Best Interior/Exterior Design category, and in 2022 the European Property Award. The aim of the project was to create a space that would allow you to relax, calm down and rebuild your inner harmony, which is extremely pleasant among such a large number of delightful plants reaching up to 11 meters in height. Olivia Garden’s space complemented the concept of a modern centre open to employees and residents of the Tri-City, where the needs of stakeholders are treated as a priority.

 

Olivia offers over 1600 parking spaces, a number of electric car charging points, points for storing and charging electric scooters, several hundred bicycle racks and large changing rooms with showers for cyclists in each of the 8 buildings.

Who are we looking for?

 

Priority in the auditions is given to employees of Olivia’s companies. We are mainly looking for gentlemen. Ladies are welcome. Certainly, for the ladies, the list of seats is limited, so as not to disturb the sound proportions in the band. Conductor Wiktoria Batarowska provides seats for Ok. 5 trebles and approx. 7 altos. It is important that the candidates have time for the choir (Tuesday rehearsals plus additional rehearsals, integration trips, etc., if necessary).

 

What does the audition look like?

 

The conductor, Wiktoria Pagieła, reveals the details: “It’s 15 minutes long. I check the sense of musical hearing and rhythm, scale, timbre of voice, etc. You can also prepare a fragment of your favorite song and sing it. Candidates do not need to know the notes, but it would be good if they had musical experience. I provide places for approx. .max 5 trebles and approx. .max. 7 altos. It is important that the candidates have time for the choir (Tuesday rehearsals plus additional rehearsals, integration trips, etc., if necessary).”

 

 

About the choir

The Olivia Centre Choir under the direction of Wiktoria Pagieła is a group of people of different ages, representing many organizations. Their love for music brought them together. Currently, the team consists of almost 50 people and brings together representatives of Olivia Centre companies, such as: Pomerania Development Agency, Amazon, Avaus, Bayer, EPAM Systems (Poland) sp. z o.o., Energa from the ORLEN Group, Kitrum, Lyreco, O4 Coworking, PKN Orlen S.A., RICOH Business Services, Skills Group, Winning Moves. The choir’s repertoire includes mainly popular and classical music, as well as carols and pastorals from different parts of the world.

Dvořák in Prague for the SSW Mundus Cantat Choir, Grand Prix at the VIII Festival O Warmia Moja Miła in Olsztyn for the Tutti e Solo Chamber Choir, Grand Prix at the National Festival of Marian Song in Chojnice. Originator and organizer of many music events. President of the Gdańsk Branch of the Polish Association of Choirs and Orchestras (2012-2014). One of her greatest successes is her participation in the preparation of the Choir of the Academy of Music. Stanisław Moniuszko in Gdańsk to record an album Wojciech Kilar: Angelus, Exodus, Victoria. Puck received Fryderyk 2014 in the category Album of the Year – Symphonic and Concert Music.

Design Anatomy’s Double International Success

Design Anatomy has become a double winner of one of the most important European competitions, the European Property Awards, in the Public Service Interior and Office Interior categories. This is one of the most prestigious awards given to professionals associated with the interior design and real estate industry. The European Property Awards are the European part of the International Property Awards, which dates back to 1993.

 

Creative interpretation, intriguing design and a holistic approach to the needs of space users have been distinguishing the projects of Design Anatomy, which cooperates with Olivia Centre on a daily basis. This time, the jury of the International Property Awards appreciated as many as two office designs created for LPP S.A.: Contact Center and Deribit.

 

The first of the winning projects is special. Design Anatomy’s goal was to design a friendly and functional space for more than 90 people whose daily work consists of providing telephone support to customers. In a contact center, dozens of people speak several languages at the same time. The designed interiors are cozy, and the workstations are scattered on the surface, immersing themselves in the greenery and softness of the acoustic panels, which absorb the buzz of conversations. An important element of the concept are individually designed patchwork acoustic panels – the variety of colours, textures and patterns of fabrics creates individual zones of the office, referring to the client’s industry.

This is a valuable award for our entire team and a perfect culmination of a topic in which we have set ourselves a high bar, but also proof that it is worth going beyond conventional solutions,” says Anna Branicka, chief architect at Design Anatomy.

The greenery used in the rooms has air purifying properties and stabilizes the microclimate, which has a positive effect on the well-being of users.
In this project, the action plan was set by acoustics. Based on the analysis and simulation, the Design Anatomy team proposed an optimal, distributed layout of workstations. Each of the zones has been thought out in such a way as to ensure the comfort of work for everyone. The desks were created especially for this project, in cooperation with Nowy Styl, which also has its headquarters in Olivia Centre.

 

Depend on We want to provide our employees with conditions that neutralize the difficult nature of work in the Contact Center department. A high volume of conversations, the need to provide good acoustic conditions for customer service, and at the same time high dynamics of work and the need to maintain focus and concentration were quite a challenge for the designers. The space met all these requirements. Filling it with a lot of greenery gave the project additional color. A more homely and friendly character of the workplace is a great advantage, especially in the contact center area, which is rarely associated with such an aesthetically arranged space. Elements of wood, fabrics and steel that complement the whole are the perfect composition for our interiors, in which, I must admit, it is particularly pleasant to work – says Dawid Telepski, Contact Center Director at LPP.

Another award for Design Anatomy in the Office Interior category was given for the office design of Deribit – an Amsterdam-based company operating on the blockchain market.

Each award in this competition is a great source of pride for us and proof that our approach to design focused on people and their needs makes sense and is appreciated by world experts. – say the architects of the Design Anatomy studio.

The award-winning Deribit office is located on the 31st floor of Olivia Star – the tallest building in northern Poland. It has a unique view of the Bay of Gdansk, Gdansk and the Tri-City Landscape Park.

When asked about the inspirations accompanying the team during their work, Justyna Bilat answers: It was natural for us to take advantage of such a spectacular view and extend it, “draw it inside”. The entire range of colours and materials is based on inspirations taken from the panorama outside the window. The functional layout was inspired by the urban planning of the city: with a social heart zone in the center, meeting places nearby and quiet zones on the outskirts. Everything is immersed in greenery and natural materials in accordance with the idea of biophillic design.

The client’s main guideline was that the office should support the well-being of employees as much as possible. Design Anatomy’s designers have introduced solutions to improve acoustic comfort, a large number of living plants (nearly 1000), comfortable and diverse furniture for work, meetings and relaxation, as well as pleasant, zoned lighting. The variety of spaces means that every office user can find the perfect zone for themselves.

We congratulate the Design Anatomy team for their exceptional creativity in modernizing our offices. The innovative design elements designed create a dynamic, motivating and inspiring workspace for our colleagues. – says Beaudine Zonjee from Deribit’s Dutch headquarters.

These are not the first awards of the Gdańsk studio. Among the numerous laurels that the team has won in recent years, the most important are the first SUPER STAR 2019 award in the categories “Best Office in the Tri-City” for the Nordea office project and “The best recreational space in Poland” for the project for Sii.

Safety Day at Olivia! Demonstrations, trainings, lectures. Welcome!

Safety Day in Olivia, which will take place on June 21 , is a day full of inspiring meetings, interesting lectures, and knowledge from the most reliable sources. On the patio of the Olivia Centre, you will feel like a real hero of uniformed services, taking care of our health and safety on a daily basis: a firefighter, a policeman, a mountain rescuer or a paramedic. You will check, with the use of special simulators, what a road accident, hitting a wall with a car, or a rollover looks like “from the inside”! We hope this will make you drive a lot more carefully.

Olivia Sports: medals and cups awarded!

The 2022/2023 season of the Olivia Football League is behind us! Nearly 140 players from 7 teams competed, 46 matches were played, in which 408 goals were scored. It’s time to introduce the best of the best!

 

The fight was fierce until the final whistle. In the competition for the third place in the League, the players of Arrow and Omidy competed. In the end, the Arrow players defeated their opponents 4:2, winning the bronze medals! The grand finale belonged to Energi and Epam. Last season’s champions, Dream Team Indestructibles Energa, this time allowed themselves to be defeated by the brave team of Epam Systems (4:2).

 

Arrow scored the most goals in a regular season (75). The record for goals in a single game belongs to Omida – 15. Only one draw was recorded in the entire competition.

 

All matches are conducted by a team of referees selected by the Pomeranian Football Association.

Get on the train. Vol. 2 in Olivia Garden. That’s what it sounded like!

It was an amazing concert of combined choirs! The Olivia Centre Choir under the direction of Wiktoria Pagieła and the Chamber Choir under the direction of Małgorzata Kuchtyk have once again invited you to join us on a musical journey. This time we were swaying to the rhythm of hits in Olivia Garden.

 

The repertoire includes well-known and popular pieces from the genre of popular music, sung to the accompaniment of Adam Pietrzak – piano / keyboards and Jarosław Stokowski – double bass / bass guitar. This train takes you on a journey without a ticket!

 

About the Chamber Choir
We are a vocal-instrumental ensemble. We play and sing songs by various authors and in different musical styles – from gospel to the most popular songs of The Beatles or Stevie Wonder. Our mission is to have fun and infect others with passion and energy. The beginnings of the choir date back to 2007, but we have been singing in the form we have been singing in today since 2009. During this time, we played in various places – the Baltic Philharmonic, the cultural centre in Kartuzy, the Sheraton Hotel, the Forest Opera, cafes and restaurants. In 2011 we released the album “Tuesday 17.30”, which includes m.in. “A Song Is Good for Everything” by the Old Men’s Cabaret or the jazz standard “On the Sunny Side of the Street”. In January 2017 we premiered our latest album “10/20”, where we present our arrangements of songs such as “Sweet dreams” by Eurythmics or “Hotel California” by Eagles.

 

About the Olivia Centre Choir
The Olivia Centre Choir under the direction of Wiktoria Pagieła is a group of people of different ages, representing many organizations. Their love for music brought them together. Currently, the team consists of almost 50 people and brings together representatives of Olivia Centre companies, such as: Pomerania Development Agency, Amazon, Avaus, Bayer, EPAM Systems (Poland) sp. z o.o., Energa from the ORLEN Group, Kitrum, Lyreco, O4 Coworking, PKN Orlen S.A., RICOH Business Services, Skills Group, Winning Moves. The choir’s repertoire includes mainly popular and classical music, as well as carols and pastorals from different parts of the world. In 2022, the choir released its debut album “Dobre Tony”.

 

Family picnic at Olivia

On June 3, 2023, as part of the celebration of Children’s Day and the celebration of the “VIVA Oliwa” district, an EcoPicnic was held at the Olivia Centre business center in Gdańsk.

 

The EcoPicnic was addressed to a diverse group of recipients, including residents of Olivia Centre, employees of companies based in this business centre and their families. The event also attracted students, parents and the teaching staff of Primary School No. 35 with Sports Departments in Gdańsk Oliwa, as well as residents and guests visiting Oliwa.

 

The main objective of the event was to promote the principles of sustainable development, raise the level of environmental awareness and shape ecological attitudes in society. As part of the EcoPicnic, knowledge in the field of climate, environmental protection and sustainable development was disseminated, with particular emphasis on the role of new technologies in the service of the environment. A significant contribution to this part of the programme was made by the Foundation for the Development of the University of Gdańsk.

 

 

In order to achieve the specific objective of shaping pro-environmental behaviours, the organisers focused on direct actions that have a direct impact on the environment. Particular attention was paid to children and adolescents, among whom these attitudes were shaped using various forms of ecological activity.

 

 

The event also served to promote social activation and build a sense of community among the inhabitants of Gdańsk, the employees of Olivia Centre and the participants of the picnic. The organized activities were aimed at emphasizing the common goals of taking care of the space in which we live, work and develop.

 

 

To sum up, the EcoPicnic was an event that allowed for an effective combination of environmental education and social integration. The experience gained and the positive reactions of the participants are an encouragement for further actions in this direction.

 

Thanks to the publications on the Olivia Centre website and the publications of partners, the information about the event reached over 80 thousand unique users. The task called: Family EcoPicnic was carried out thanks to a grant granted by the Provincial Fund for Environmental Protection and Water Management in Gdańsk. The eligible cost of the task amounted to PLN 41,193.40, the amount co-financed: PLN 36,213.12.

 

In addition, the picnic was co-organised by: Olivia Centre, the Foundation for the Development of the University of Gdańsk, the Oliwa Town Hall of Culture and the Gdańsk Community Foundation.
