Many voices, one message – a unique choral event on the patio of Olivia Centre

Stop, find peace, surround yourself with people who have a heart for you. Imagine a multitude of voices that are saying one important message at the same time. On 12 September, on the patio of the Olivia Centre in Gdańsk, this vision will become a reality when ten choirs from the Tri-City join forces to perform the song “Sobie i Wam” together.

 

September 12 at 17:00 on the patio of the Olivia Centre in Gdańsk, a unique choral event will take place, during which the song “Sobie i Wam” by Katarzyna Nosowska and Marcin Macuk will be performed. The initiator of the meeting is the Olivia Centre Choir, which, together with other ensembles from the Tri-City and the surrounding area – m.in. the Chamber Choir (Ekolan), the Sopot Chamber Choir Continuo, the Fahrenheit Alumni Choir “Non Serio”, the Academic Choir of the University of Gdańsk, the Choir of the Oliwa Neighborhood House “Po Sąsiadach”, the Lira Choir Association, the Zawisza Czarny Male Shanty Choir, the SANS Mundus Cantat Festival Choir and the choir at the PARK ON Association – will join forces to sing this important message together.

 

The piece will be heard for the first time in this unique arrangement, written especially for the Olivia Centre Choir, in such a large (about 200 choristers) group of amateur artists. The performance will be graced by professional musicians of the instrumental ensemble: Karolina Krzyżanowska – piano, Hubert Baumann – guitar, Krzysztof Hnatiuk – bass, Tomasz Hoffman – drums.

 

The event will be hosted by an experienced conductor Wiktoria Pagieła – the founder and artistic director of the Olivia Centre Choir and this project.

 

We want to convey through music that instead of constant rush and consumerism, it is worth surrounding yourself with wise people and experiencing peace of mind ,” says Marta Moksa, a choir member and organizing director of the event. ” We believe that singing together by several hundred people can move even those who do not expect it.

 

After a joint performance of “Sobie i Wam”, each choir will present a song of their choice. Then, an integration meeting is planned, which will create a unique space for exchanging experiences, establishing new contacts and building lasting relationships in the music community. Such events are not only about music – they are also about community, mutual support and inspiration, which help to develop passion, improve artistic quality and have a positive impact on the well-being of participants.

 

Research shows that singing in a group improves mental health, reduces stress, and strengthens feelings of belonging and happiness. Making music together allows you to find inner peace, and at the same time builds social bonds and a sense of meaning. That is why such events, which bring together artists and music lovers, have a deep sense and meaning for both participants and the entire local community.

The performance of “Sobie i Wam” will be recorded, so during the singing, the event will be a film set – admission to it is free and open to all music lovers, but during the recording the audience will be asked for patience and cooperation with the filmmakers. The singing of individual choirs is different – then it will be cheerful and loud! About the Olivia Centre Choir

The Olivia Centre Choir has been operating for seven years and brings together 40 singing enthusiasts who work in various companies located in Olivia Centre – a prestigious business centre in Gdańsk. The band brings together people from different backgrounds who find time after working hours to develop their talent and enjoy making music together. The choir has performed on numerous stages in the Tri-City, participated in cultural and charity projects, and in 2022 released its debut album “Dobre tony”, containing interpretations of well-known songs from the repertoire of m.in. The Beatles, Eurythmics and Męskie Granie Orkiestra.

 

The choir has won prestigious awards, m.in. the Golden Band in the XVIII National Competition of Christmas Carols and Pastorals and the Bronze Diploma in the VI Baltic Competition of Choirs Pomerania Cantat. The participation of the Olivia Centre Choir in the prestigious Philharmonic under the Stars project, during which they performed Carl Orff’s Carmina Burana together with choirs from Poland and Germany and a symphony orchestra, was a unique artistic event confirming the high level of the ensemble and its presence on the national and international music scene.

 

Wiktoria Pagieła – BIO

Wiktoria Pagieła – conductor and founder of the Olivia Centre Choir – is an outstanding figure of the Polish choral scene. Born in Zhytomyr, Ukraine, she comes from a family with rich musical traditions. She is a scholarship holder of the Government of the Republic of Poland and a graduate with distinction of the Faculty of Choral Conducting and Music Education at the Academy of Music in Gdańsk. St. Moniuszko and the Faculty of Philology of the University of Gdańsk. She has many years of experience as a conductor, organizer and leader of vocal and choral workshops, m.in. cyclical meetings in Gdańsk “Saturday Vocal Workshops” and the National Liturgical Music Workshops Music of the Soul in Gdańsk.

 

She is a laureate of many awards, including the Fryderyk 2014 Phonographic Academy Award in the Album of the Year category for the preparation of the University Choir of the Academy of Music in Gdańsk. She was the president of the Gdańsk Branch of the Polish Association of Choirs and Orchestras. Wiktoria is known for her ability to combine professionalism with passion, and her artistic and educational work influences the development of choral music in the region. He is actively involved in promoting contemporary popular choral music in the academic and business environment.

Beach volleyball in the office center

Two beach volleyball courts were built in the largest Polish business center Olivia Centre. After the passion development clubs that have been developed for years, the time has come to create our own sports infrastructure. The new pitches have already started, and their popularity confirms that there is a demand for such infrastructure in business facilities.

 

I will not exaggerate if I say that Olivia is a unique placesays Maciej Olszewski, Director of the Communication Department of Olivia Centre. This is where the residents’ work, education and non-professional passions, including sports ones, intertwine and complement each other. A few years ago, in the Gdańsk Shipyard and in cooperation with our neighbour, we launched a beach volleyball court, which was a novelty if we think about business centres. In June 2025, we commissioned two additional, full-size pitches for employees already on the premises of Olivia Centre. And this is an absolute exception. The pitches are free of charge and, what makes them even more special, you can book them yourself. Planning games is therefore as easy as meetings in conference rooms. Effect? Employees use the pitches regularly, company and inter-company teams organize matches and mini-tournaments themselves; we also have already completed this year’s first Olivia Centre Beach Volleyball Tournament. We have almost 380 bookings in our database so far! Teams from Just Join IT, Ferchau, Griddynamics, Speeron, Graphcore, Bayer, Amazon, PwC, thyssenkrupp, Fujifilm, Speednet and Enspirion play here. Before the summer holidays, the pitches were eagerly used, especially in the morning, by students of neighbouring schools. Interestingly, in May they were mainly high school graduates, for whom volleyball was, I think, a great way to relieve stress. Sport is part of our broader wellbeing strategy, in which we support the activities of residents and care for their well-being and health. Beach volleyball has a low entry threshold, quickly and permanently connects people, it is outdoor movement, building good habits and team integration. Only advantages.

 

 

The pitches are full-size playing fields with a sand surface, located next to the newest building of Olivia Prime B. They are surrounded by flower meadows, which have been an additional attraction of the centre since the beginning of the season. Both pitches are in demand all day, 7 days a week. An online booking system is very helpful in their functioning. This makes these pitches more likely to be used by groups of players than pitches right on the seashore. Thanks to this, you can be sure that the pitch will be free and available immediately to play.

 

The system also helps in team building and mutual competition. In this way, it is easy to find partners to play and learn and set up a schedule of meetings and games between regular teams. Therefore, pitches play an important role in the integration of employees, creating the Olivia community – a group of diverse people who build a network of contacts also outside their organizations.

 

It is worth noting that in initiatives promoting physical activity, we are eager to use the potential of academic partnerships,” emphasizes Maciej Olszewski. We cooperate, among m.in, with the University of Gdańsk and the Gdańsk University of Technology, thanks to which employees from Olivia have access to high-quality infrastructure and good trainers.

In Olivia Centre, a project of building ambassador clubs has been developed for years – clubs for the development of employees’ passions, which are created on the basis of numerous interests and passions: from group sports, such as football, volleyball or basketball, to running together, mountain biking on the hills of the Tri-City Landscape Park, through the Olivia Yacht Club, a photography club, to the activity of the Olivia Centre Choir, bringing together 40 people from various companies from Olivia.

One of the values that we provide to our residents is a widely developed social and sports program – says Bogusław Wieczorek, the representative of the management board of Olivia Centre. Passion development clubs, which include sports projects, are very popular and are often a canvas for building a strong community, focused not only on business, but also on recreation and personal development. The research that we have been conducting for years confirms the high level of interest in such initiatives on the part of employees, and is appreciated by employers due to the importance of this project in the process of team integration, employee motivation and additional benefits associated with their residency in Olivia.

 

Olivia Centre sums up the first half of 2025

The crisis on the office market is changed by all cases. Currently, individual new office investments are being carried out. For the best, this can be a business opportunity and there are many indications that the largest Polish business center can make good use of its time.

 

The first six months of 2025 meant 10 lease agreements with new clients for Olivia Centre, and the total area of newly signed and renewed contracts amounts to 22 thousand. m.kw. Surface. New residents include companies such as HedgeServ, DHL Global Forwarding and worldbox. The new premises also mean new opportunities for residents: a new canteen, a bank and a medical facility have appeared. The first half of the year in Olivia Centre also saw the opening of offices of new tenants who signed contracts last year. These included Adar, Archer Poland, Capgemini, HK Finance and mBank. Importantly, among the signed agreements there was also a transaction for the largest office space in the Tri-City this year – the confidential office lease extension agreement covered a total of 14,000 employees. sq.m.

 

Olivia is very much using the flight-to-quality trend, in which companies change their offices to smaller, but better ones – “from bigger to better” – says Maciej Kotarski, director at Olivia Centre. As a result of remote and hybrid work, the average size of space in a lease agreement in Poland has decreased by approx. 20%, and thanks to the reduction in office space and costs, companies can afford the best offices. As a result, this year we gained 10 new residents, and since 2020 a total of over 70 new residents, who have occupied a total of over 45,000 m2 of offices and services in Olivia. This makes our community richer, more diverse, and more dynamic – these are unexpected but very positive side effects of remote and hybrid work.

 

Olivia continues to develop intensively and expands with residential buildings. Olivia Pulse, which won the main prize in the Baltic Real Estate competition as Future Project in the last six months, is under construction. At the same time, Olivia Home, the company responsible for the implementation of this and other investments in the residential segment, won the main prize as a Residential Developer.

 

Olivia also continues its development towards a multifunctional centre, open to the residents of the Tri-City and tourists. The Arco by Paco Perez restaurant was the only restaurant in northern Poland to be awarded a Michelin star, and this year it received it for the second time. Treinta y Tres retained the Bib Gourmand distinction. We want to continue our development towards a fully multifunctional, open centre, where everyone will find something for themselves – says Bogusław Wieczorek, the representative of the management board of Olivia Centre. The functions we offer in our area are of great importance in creating a friendly space. It is very popular among children, young people and their parents are happy with Olivia Garden, or PIXEL XL, which attracts guests from all over the region. Business and lovers of sophisticated cuisine flock to the prestigious restaurants on the 33rd floor of Olivia Star, and the observation deck on the 32nd floor is invariably popular both during the day and in the evenings, when concerts, discos or other themed events are organized here.

Maciej Kotarski also adds new initiatives that affect better social relations in Olivia: This season also saw the appearance of new attractions for residents: two outdoor beach volleyball courts, an outdoor pool table and a stall with seasonal fruit. All these points are very popular . We will certainly follow this path also in the coming months and years, and it is worth emphasizing that the new initiatives are also accompanied by those that we have been continuing for years: the Olivia Yacht Club, initiatives promoting safety such as Safety Day, honorary blood donation, integration events as part of the Summer on the Patio series, awards for residents and interesting personalities Olivia Prize – adds Maciej Kotarski.

The best offices – how much does it actually cost?

Rents in office buildings are related to the class of the office. There is no discussion about this. It is difficult to expect similar rental costs in class A buildings, which meet the most stringent standards, to the costs of renting space in buildings offering much lower quality of space, often worse location and fewer amenities. However, what is worth taking into account when deciding on the location of the office is the amount of operating costs, the level of which may be surprising and to the benefit of the most modern and prestigious facilities.

 

According to data published in July this year by Rzeczpospolita based on REDD analyses, there has been a rebound in recent months and rental prices have been slowly but gradually increasing. Rents on regional markets range from 13-14 euros per square meter of space. This applies in particular to buildings that have received high ratings in environmental certification systems or are located in the most prestigious locations.

 

Importantly, the analysis of the data published by the BNM portal confirms that just as the amount of rents is strongly related to the class of leased space, the amount of service charges is at a very similar level in class A and B buildings, and often in the newest and largest buildings it is even lower than in class B buildings m.kw. and for example in Olivia Centre these fees amount to PLN 24.70 in Olivia Star – the highest and most prestigious building, and in other buildings they range from PLN 21 to 23.

 

Our low level of service charges is related to the scale of Olivia, which is the largest office center in Poland. Thanks to this, it has the ability to manage costs within its own, very effective facility management, property and asset management teams, as well as the controlling team. This allows you to effectively control costs and integrate them vertically emphasizes Maciej Kotarski, director of Olivia Centre. – The costs are spread over over 100 tenants, and the size of the facility, covering over 175 thousand. sq.m. of rental space makes it easier to optimize costs for projects such as patio reconstruction, modernization or construction of a new pitch. It is also mainly the scale that allows for numerous own investments and expands our capabilities. In addition, thanks to our good relations and investment in the integration of the Olivia community, we manage to find partners in new ventures among partners from Olivia. A good example is the sponsorship of Omida of two public pool tables or a relaxation and coworking zone, which were provided by Nowy Styl.

 

Very competitive rates of fees in the largest and most modern office buildings may also be surprising if we take into account the number of additional benefits that are offered to tenants. In Olivia, for example, it is Olivia Garden – a year-round exotic garden, extensive green areas filled with tall trees, pocket gardens, beach volleyball courts, recreational and leisure areas, an observation deck on the 32nd floor of Olivia Star, as well as a number of initiatives and events addressed to tenants’ employees, influencing the integration and development of the community.

 

12 years of experience in managing such a large project as Olivia allows us to manage our space very effectively – says Monika Pietrzak-Borowska, Director of the Property Management Department at Olivia Centre. – It is also important that we do not entrust the management of Olivia to external entities, and we run everything in-house. This allows for much more effective data analysis and process optimization based on the developed knowledge. In this way, we have a real impact on the formation of the costs of the center’s operation and the ability to provide our tenants with very competitive rates. Running the centre based on its own human resources is also of great importance in the area of building good relations with Residents and quickly responding to their needs. What is more, we offer our services to entities outside of Olivia – owners and tenants of other properties can also benefit from our experience.

 

The data also confirm the stabilization of demand for office space in the regions. Newmark’s report confirms that contracts in the first quarter of 2025 covered the level of 176,900 m.kw. and mainly concerned renegotiations. This is 20% lower than in the previous quarter, but 27% higher than in the same period of 2024. This trend is also confirmed by the summary of the largest Polish business centre – Olivia Centre. Lease agreements signed in the first half of the year reached the level of 22 thousand. m.kw. Among them, there were 10 new tenants, but most of the contracts signed were related to lease renegotiations with existing customers.

 

 

Summer Wild Ride – cycling emotions on Olivia’s patio

The weather was good, and so were the moods! “Summer on the patio. Summer Wild Ride” attracted lovers of two wheels and more. We have made sure that everyone can find something for themselves.

 

On July 25, our patio turned into an arena for summer activities. On Friday, we combined recreation, sport, relaxation and a great atmosphere. There was no shortage of attractions. At the CityFit stand, you had the opportunity to test your fitness and reflexes in dynamic cycling challenges – the best received vouchers for professional service. The team from Cycling Boutique rewarded for knowledge about the Tour De France, and under the Jucki Sport tent you could quickly repair your two-wheeler, get expert advice or just talk about bikes.

 

Flatland BMX workshops, conducted by the SlowB team – one of the best riders of this spectacular discipline – were very popular. Acrobatic shows on a bicycle attracted spectators and aroused sincere appreciation for the skills of the performers.

 

There was also a MEVO stand on site, where you could learn about the rules of using city bikes. The winners will receive prizes: vouchers for free rides.

 

There is also a relaxation zone. You could drink excellent coffee served from the Bike Café, as well as cool down with ice cream from Salted Caramel – what a perfect complement to a summer afternoon.

 

The event was open. The turnout was good, the weather and – most importantly – you were great!

The end of the season in the Olivia Centre Football League is a time of great emotions and great celebration, as you know. This year’s award ceremony was no exception. But this year we decided to check out the … knowledge of players and fans. After all, the skills of the teams on the pitch have already been confirmed by the cup and medals.

 

The highlight of the evening was a football quiz prepared by the best of the best, i.e. PubQuiz. The competition moved from the pitch to the tables and we assure you that there was no shortage of emotions! The participants had to demonstrate comprehensive knowledge, from the history of Polish football, through interesting facts about international stars, to the details of the current competition.

Arco with a Michelin Guide star, and Treinta y Tres with Bib Gourmand distinction!

The Michelin guide appeared in 1900 and today it is considered the most important culinary book in the world. The Michelin star is in the world of chefs like the film Oscar in the world of directors. For the first time in history, restaurants from Gdańsk were included in this renowned publishing house in 2024. Until this year, the awards went only to Warsaw, Poznań and Kraków…

And now, again, the prestigious Michelin Guide has appreciated the Tri-City gastronomic scene. On June 10, 2025, we got to know the top restaurants from Gdańsk, Gdynia and Sopot. Pomerania still has one restaurant with a star, it is of course Arco by Paco Perez and as many as four places with Bib Gourmand distinction, including Treinta y Tres again.

Both restaurants are located at 33. Olivia Star’s floor. Treinta y Tres serves mainly Spanish cuisine. The menu includes specialties such as colorful tapas, home-baked brioches, squid, octopus and tortillas. Arco is run by one of the most successful chefs in the world, Paco Pérez, who has been awarded 6 prestigious Michelin stars so far. Guests can choose from both an a’la carte menu and a tasting menu in two variants. Also noteworthy is the Bodega, which is a large “vineyard” of both restaurants. It includes 800 labels and over 3 thousand. bottles, including one unique one from 1940. Graham’s Porto was closed in 28 bottles. A bottle with the number 1 is available in the restaurant’s resources.

About Michelin Stars

For lovers of refined flavors and unforgettable experiences, Michelin-starred restaurants are a must-see on the gastronomic map of the world. And for almost every chef, being included in the Michelin culinary guide is the pinnacle of professional aspirations. The French “gourmet bible” has been an oracle for those looking for the best restaurants in the world for decades. Even one Michelin star is a huge distinction. The award increases the prestige of the restaurant and the reputation of the chef and his team. Also a reason to be proud is the Bib Gourmand badge, the green “eco” clover, the fork and the very fact of being included in the guide.

 

Michelin stars are awarded in three categories:

  • 3 starsand – be sure to see,
  • 2 stars – worth visiting,
  • 1 star – noteworthy.

 

Restaurants are rated by anonymous food critics who do not announce their visits. Inspectors verify the quality of dishes, their taste and the way they are served. In this way, they check the skills of the cooks, they also assess the atmosphere of the place, as well as the value for money. Importantly, the stars are awarded only for one year. After this time, the restaurant is verified again. One star is awarded to restaurants that are “very good and noteworthy in their category”. Two stars mean that the place is “worth visiting for the quality of food and service”. Three stars are awarded to those unique establishments that “are worth a special trip”.

The Michelin world does not end with stars. Since 1997, the guide has also awarded “good quality, good value cooking” restaurants. This means no more and no less good value for money.
