A pocket garden that stimulates all the senses has been created at the Olivia Business Centre

Prime B, the newest building from Olivia Business Centre, has been enriched with a pocket garden created by Maura Zaworska and Łukasz Plata, Polish landscape architects.

Greenery in urban space has been a hot topic lately. Investors tend to treat greenery as a barrier to the investment implementation processes, having many months of disputes with officials and conservation officers over the possibility of cutting down standing trees. Meanwhile, it is difficult for experts in the subject to overestimate the role of green spaces in the maintenance and development of human well-being. This essence is well understood by Olivia Business Centre, which has just completed work on creating another green area in its public areas.

This time it is a new pocket garden. The concept of a pocket garden or park assumes the creation of greenery between built-up plots, constituting an enclave of plantlife in a more or less compact urban development, among even the most urbanized parts of the city. Briefly, it can be described as introducing greenery into even the most densely built-up areas. This concept comes from the United States. One of the first pocket parks is Paley Park, founded in New York in 1967. In Poland, the trend of creating pocket parks became popular only in the second decade of the 21st century. As a curiosity, it can be added that pocket parks were established in Gdynia just after World War II, but this name was not used yet.

Reading and creating the relationship between nature and the city is a design process that is constantly changing. – says Maura Zaworska, responsible for the pocket garden design at Olivia Business Centre. This is an inspiration for me – creating new spaces filled with greenery. For centuries, man treated his natural part of being as something external that must be mastered and disciplined. Changing the way of thinking about oneself and perceiving oneself as a being that is part of nature and whose nature is the creation of culture, has recently led to a reconceptualization of the relationship between nature and the city, and consequently to the emergence of a design trend consisting in “recreating landscapes”. Treating nature and the investor’s requirements as complementary and interrelated elements in a non-accidental manner set the idea of the project similar to the idea of pocket parks.

The new pocket garden is filled with a total of 50 plant species and covers the area between Olivia Star and the Prime B building. The investor’s goal was to create a friendly green space that actively affects people. When creating this space, Maura Zaworska set herself the goal of stimulating all human senses: The sensual garden activates the sense of sight through the introduced colors, touch, thanks to vegetation with different leaf textures (needles), smells; if plants are included that emit an intense aroma (hyacinths and herbs), hearing, thanks to the grasses rustling in the wind, and the birds that may fly in, as well as taste, because as a curiosity I would like to add that the serviceberry that grows in OBC has edible, exceptionally tasty fruit. I applied all the above-mentioned treatments in OBC gardens, hoping to meet the needs of employees and visiting guests. – emphasizes Maura Zaworska. Moreover, the greenery has also been designed in such a way that it shapes the surroundings in various ways at different times of the year. The plant composition involves the introduction of white, pink and black colors in spring, blue, lavender and white in summer, yellow and orange in autumn and red in winter. The whole is arranged in a way that allows to maintain the continuity and decorative effect in the aspects of subsequent seasons. It can be said that subsequent colors turn on and off each year, symbolizing the continuity and changeability of phenomena taking place over time – adds Maura Zaworska.

The creators of the project also took into account the psychology of landscape architecture, so that the effect of their design would bring additional benefits, not only for the target users, but also for the residents of the office centre. There are places that their users can indicate as liked the most – says Maura Zaworska. They know about them and identify with them. These places have a different character – sometimes so strong that it influences the formation of human relations with them and individual plants. Thanks to this, they feel that they belong to this place and create a kind of community with the vegetation. Over time, this place becomes a domesticated space and gives them a sense of identity and continuity. A kind of genius loci is created, i.e. a place in relation to which a special type of bond is felt, conditioned by the strength of human relations with natural space. The coating, developed by the Polish company Lumichem and scientists from the Jagiellonian University, destroys microorganisms, including the human coronavirus, when exposed to light. The TitanSolid coating, which has been applied to frequently touched surfaces, significantly reduces the risk of spreading harmful microbes, including the coronavirus responsible for the current pandemic.

Olivia Business Centre has been consistently implementing the bond issue programme launched at the beginning of 2020. The next issue, which took place in October, met with such great interest from individual investors that it was necessary to reduce the number of subscriptions submitted. Therefore, the pool of the next issue has been increased in order to meet the high market interest.

As part of the offering of series G bonds carried out in October through Noble Securities S.A., it was planned to raise PLN 20 million. Like the previous issues, the offer was addressed primarily to natural persons. The successfully completed series G and H bond issues are the third and fourth issues under the new issue program, which assumes the acquisition of a total of PLN 100 million. So far, PLN 75,775,000 has been collected. Both issues placed in the fourth quarter of 2020 offered a fixed interest rate of 6% per annum – well above the average for available bank deposits. In the more than 10-year history of the project on the bond market, this is the 21st issue. All previous issues have been regulated in a timely manner. What’s more, these were subsequent issues of Olivia’s bonds in which a reduction in subscriptions was applied. According to the issuer’s declaration, the program will be continued in the coming months in cooperation with Noble Securities S.A.

The WELL Building Standard is the world’s most important tool for promoting healthy buildings and human-friendly spaces. Such a high rating proves that health and well-being are a priority for Olivia, inspiring the trust of those who visit our facilities and the wider community – adds Konrad Danecki.

Air purification technology is not the only innovation to have been delivered. Active titanium coatings have been applied in the common parts of the buildings (elevators, lobbies, access paths to garage halls), creating high-touch surfaces free from pathogenic microorganisms. Bacteria, fungi and viruses are eliminated, and their residues are broken down into carbon dioxide and water. The coating, which was developed by Polish company Lumichem, and scientists from the Jagiellonian University, was used in all eight office buildings in the Olivia center.

In addition, the level of air filtration in air handling units has been raised from G4 to F7 class, which is the highest level of filtration currently available. Sensors for VOC (Volatile Organic Compounds) and particulate matter (PM) pollution have also been installed. Thanks to this, it is possible to monitor the purity of the air and, as a result, eliminate harmful compounds from fresh air drawn in from the outside and pumped into the buildings. Systems for controlling the intensity of air exchange were also installed based on the knowledge of the current CO2 measurement results, which contributes to a significant increase in the comfort of those staying at the workplace. As part of the strategy implemented at Olivia Business Centre, additional solutions contributing to increasing the safety of office workers were also prepared: sterilizers for entry cards were purchased, elevator settings were changed, so that in the stand-by mode the lift cabin remains open, allowing larger amounts of fresh air.

By undergoing such rigorous certification, Olivia has obtained the safety and quality of life status, which characterizes the most prestigious buildings in the world. At the same time, it gives a strong signal of the possibility of returning to the life that everyone knew before the pandemic, and means direct social and professional meetings, or participation in interesting live events, free from health concerns.

Sometimes you have to wait for good things, and when the project is unique, it’s even worth it! Some time ago, we came up with the idea of creating a place where people could spend time surrounded by greenery. We asked the best designers in the country to create a vision of the Olivia Business Centre Garden. Malinowski Design Urban & Landscape and BXB Studio won our competition with the concept of a “green-blue archipelago”. We worked on the project for over a year, creating new variants of the garden, and finally – thanks to the work of an interdisciplinary team – a version was created that we could test with you.

Together with SHOPA Design & Strategy, we conducted Design Thinking workshops. We also had hundreds of meetings and conversations with you, and then we created prototypes of the garden together, which we tested with you on the patio and in the lobby of Olivia Star. We have adapted the final project to your needs. We have increased the number of relaxation places by 40% and the number of plants by as much as 30%. You chose the name of this place!

We are preparing the Garden for you!

Before the plants arrived in Olivia, we needed a moment to test advanced ventilation, air conditioning, lighting and irrigation systems. We wanted to make sure that these magnificent specimens would take root and soon be able to please the eyes of Olivia Residents, who would be the first to enter the Olivia Garden in Olivia Star.

  • an increase in green areas by 1 hectare within 300 m of the place of residence increases life satisfaction by as much as 8% (after “Applied Geography”)
  • researchers from the University of Plymouth have shown that even passively observing greenery has health benefits, as it reduces stress (after Health & Place”)
  • Researchers in Exeter, led by Dr Ian Alcock, say that people who move to greener urban areas experience significant and long-lasting improvements in their mental health (Environmental Science & Technology).
  • The World Health Organization (WHO) constantly emphasizes the positive impact of greenery on our well-being, mental and physical health. Green urban spaces improve air quality, reduce noise levels, and lower temperatures. Most importantly, they have a positive effect on improving interpersonal relationships.

At your disposal in Olivia and in the immediate vicinity of our centre, there is around 24,400 m2 of green space. We have, amongst other things, Linden Avenue ), a pocket garden, a green patio, and terraces on the roofs of the Prime A and B buildings, and now we have the unique Olivia Garden in bloom. We want you to feel at your best here.

Submit your project or company to the Olivia Prize and win!

Every year, the residents of Olivia Business Centre carry out a number of projects that are worth emphasizing and appreciating. We would like to distinguish significant global events that have been developed by companies based in Olivia, projects implemented in our business center, as well as the social commitment of our companies or the noble activity of their employees. Out of all the winning projects, we will choose one that will win a special Grand Prix.

The selection will be made by the Jury consisting of representatives of Olivia Residents, and the results will be announced on March 31st! Selected teams and individuals will receive considerable prizes. The deadline for submissions is March 26, 2021.
