Revolution in the labour market – conclusions from research conducted in the largest mixed-use centre in Poland.

Olivia Centre conducted a survey aimed at verifying residents’ opinions on the facilities and services available here, assessing the events taking place in Olivia and identifying the most important needs of employees of Olivia companies. The study covered people who work in Olivia’s offices on a daily basis, working in the “home office” and hybrid mode. The results provide an interesting body of knowledge on how building a community and creating initiatives dedicated to tenants translates into job satisfaction and evaluation of the office and its location in a specific facility.

The research was based on the ever-evolving labour market, which has undergone an unprecedented transformation after the lockdowns, remote and hybrid work. The results of the study confirm a complete change in the situation on the labour market. 64% of respondents make the date of coming to the office dependent on the schedule of additional activities that await them at Olivia Centre. Participation in the life of the community and the feeling of being part of it remains at a similar level regardless of the form of work chosen – hybrid or stationary.

32% of the respondents confirmed that they choose to work in the office on days when they have the opportunity to participate in additional activities at the centre. Such rules would have been unthinkable three years ago. This proves the huge revolution that the office market is undergoing in Poland and in the world. The conclusions are obvious: business centre owners must initiate interesting projects in order to provide their tenants with incentives to work in the office. It is not without reason that there are as many as 8 clubs in Olivia to develop passions, including singing, photography, plant care, volleyball and sailing.

As factors influencing the choice of the event and club membership, the respondents mentioned a good host, the atmosphere in the group and the cyclical nature of meetings. It is also worth emphasizing that the example of team leaders and their commitment are important. In Olivia, more than 70% of them declare their participation in events, and the respondents emphasized that for them the role of a leader is one of the foundations for choosing the club they want to belong to.

 

An additional context for the revolution in the labour market is the entry into the labour market of representatives of Generation Z, whose values are fundamentally different from the expectations of previous generations, and at the same time affect the expectations of employees representing earlier generations. All this changes the attitude of employees to work, and thus the need to monitor changes in expectations and satisfaction with the workplace. It can be assumed that the answers obtained in the survey by the respondents of the largest mix-use center in Poland, offering over 175,000 euros. m.kw. of usable space provide unique knowledge about the direction of changes preferred by employees.

The survey, conducted at the end of 2022, involved 517 people. The most important conclusion from the results of the research confirms the legitimacy of developing the accompanying infrastructure and implementing initiatives within the business centre. Events and clubs are a significant added value to the leased office space. It is worth emphasizing that the implementation of these additional amenities makes sense if the basic conditions are met: the employee has an easy commute to work, and the workplace meets the highest office standards.

Since its inception, Olivia Centre has been developing into a multifunctional centre, where life does not stop after 5 p.m., as is the case in standard business centres. After years of implementing community animation projects, it has become one of the most important Tri-City event centers, where the range of possibilities far exceeds the expectations that could be set for a business center. There are 12 restaurants available in Olivia, a publicly accessible exotic Olivia Garden, where 3.5 thousand plants reaching up to 11 meters in height, representing over 400 species and coming from 5 continents, as well as event and conference centers that can accommodate up to 1000 people in total. Over 140 events take place here every month, and Olivia closed last year with 1680 events, including trainings, sports events, as well as theatrical performances and concerts by such stars as Leszek Możdżer, Krzysztof Zalewski and Krystyna Janda.

“Like many business centres, we are keeping a close eye on new ways and how often offices are used. – emphasizes Bogusław Wieczorek, Plenipotentiary of the Management Board of Olivia Centre. For us, it is extremely satisfying that the percentage of people coming to the office in Olivia is much higher than other office buildings in Poland. We have been working on this long before the pandemic, animating Olivia’s community and constantly enriching the sports, cultural and social offer. We have achieved success in this area and we are happy to share our experience with others. This does not mean that we still do not have areas for improvement. Unfortunately, which coincides with general social research, young people, up to 25 years of age, participate in activities relatively less often. Meanwhile, taking advantage of the offer – getting to know other people, making friends, self-fulfilment – causes its rating to increase by up to 40%. The conclusions of our research correspond to the challenges that HR teams have faced in recent years. The offer of the business centre in which we have an office can therefore be a significant addition to the list of benefits offered by the employer itself. And our results show that it just works.

Start in Pomerania – a unique edition of Recruitment Speed Dating at O4 Coworking

The sixth edition of Recruitment Speed Dating, which they have been organizing for students and employers from Olivia Centre and O4 Coworking for three years, has gained a new version. This time, the event is open to students of all universities from the Pomeranian Voivodeship. Start in Pomerania – the workshops ended with an unusual form of recruitment are a chance for 120 students to find a job.

 

What is the Start in Pomerania project?

Students from universities in Pomerania can choose from three May workshop dates, during which, under the supervision of experts from the HR and management industry, they will receive practical tips on how to strengthen their position on the labor market. In total, about 120 people will be able to take part in the workshops.

 

What’s next? Out of all the workshop participants, the best 20 will be selected and will have a chance to take part in the spring edition of Recruitment Speed Dating.

 

The workshops will be held on three dates to choose from: May 10, 17 and 23 from 9:00 a.m. to 4:00 p.m., and participation is completely free of charge. Students will learn universal rules for writing professional application documents, practical tips on how to make information about yourself more attractive – in your CV, on Linkedin or how to increase the chance of being invited to an interview with your CV. The second part of the training will be devoted to self-presentation. Participants will learn how to talk about themselves in order to attract attention and convey the right content, or learn the secrets of effective pitching.

What is Recruitment Speed Dating all about?

Speed dating – speed dating, which aims to connect two people with each other, is increasingly being used in business. They have also become an effective form of recruitment in various industries. Around the world, as well as in Poland, such meetings are organized to familiarize employers with job seekers. Labour market giants such as Microsoft, Apple, Google and Airbnb take part in them.

 

O4 Coworking has already organized 5 editions of recruitment dates…

… And there is evidence that it works!

– We are after five editions and we already know that Speed Dating Recruitment has a chance to shorten the distance between the employee and the employer, give the job advertisement a human face, and warm up the image of large and small organizations. At the same time, it allows people with little professional experience to show themselves more fully than through a piece of paper, to experience – a bit relaxed and cheerful – and to build their first business relationships – says Marta Moksa, CEO of O4 Coworking.

 

For the employer, it is also a considerable time saver and an opportunity to get to know the candidate market. Speed dating recruitment is an effective form of hiring. According to O4 Coworking data, 60 per cent. recruitment interviews within the project resulted in employment.

 

Participation in Recruitment Speed Dating is an opportunity for companies and universities to test a new solution, but also to appear in the eyes of potential candidates as a modern place using market tools that are currently in trend.

 

O4 Coworking is the “matchmaker” of this success, but this project would not have been successful if it had not been for universities that want to support their students and help them find their way in the labor market. The partners of the 6th edition are the University of Gdańsk, Gdańsk University of Technology, SWPS University and Merito University.

 

Where did the idea of implementing such a project come from at O4 Coworking?

– O4 Coworking has always been a garden of talents. Both for the Olivia Centre organization (a lot of our wonderful team is now supported by the investor’s team) and for the Olivia Residents. Talents were supposed to come from new technologies and startups, but they were also supposed to come from universities close to us, or in general – from a huge crowd of people using coworking, workshops, conferences. When it came to supporting our powerful corporate neighbors and innovative, agile, flexible O4ians in recruitment, we knew from the beginning that we would not be following the beaten path and, let’s face it, moderately effective. Our strength is building relationships, networking, connecting people in an effective way, in a relaxed atmosphere, with humor. This is how the idea of speed dating preceded – and this is the most important part of this project – by preparatory workshops for students was born. Structured form, professionalism, 1-on-1 conversation, gently stepping out of the comfort zone – it turned out that it works and really builds relationships – says Marta Moksa, CEO of O4 Coworking.

 

A chance for your dream job

This is the first time that the project is aimed at such a wide range of students. Previously, it was implemented in partnership with a specific university. In May, every final year undergraduate and graduate student and graduate student can apply to participate.

 

– Previous editions have allowed us to see that students and graduates entering the job market have a great need to take advantage of workshops that will help them effectively prepare for the recruitment process, and Speed Dating Recruitment allows you to overcome the fear associated with a job interview. We wanted to give this opportunity to as many young people as possible. Hence, Start in Pomerania – a project that allows you to get a good start on the job market – says Martyna Czarnobaj-Borowska, project manager at O4 Coworking.

 

Who are employers?

To participate from employers Companies that are residents of Olivia Centre are invited. The industries are diverse: from IT, through HR, finance and banking, to logistics. Among the employers of the previous editions there were companies such as: Acaisoft, Amazon, AMS, Arrow Electronics, Bayer Sp. z o.o., Develocraft, FUJIFILM Europe, infoShare Academy, Invest in Pomerania, Lyreco Group Polska, ManPowerGroup , Nørd HR, Nordea, Olivia Centre, PKO Bank Polish, PredictX, Randstad, Ricoh Europe, Santander, Sawa Logistics Sp. z o.o., SoftServe, Sii Poland, TELUS International, Thyssenkrupp, Winning Moves Polska, Xceedance Poland, ZR Trade GmbH.

I wish I had the opportunity to do so 14 years ago, when I was entering the job market. Six minutes multiplied by the number of companies gives a huge dose of information about the market, which sooner or later will turn into a full-time job, and thus the development of each of the participants – adds Kamil Parafiniuk from Develocraft.

Who are the candidates?

Participants of previous editions rated the project as an enriching experience. Many pointed out that participating in it allowed them to tame the stress associated with the job interview and get to know their strengths as a candidate applying for a job.

 

– At first, I wondered if it was worth going to the workshops. Now, I can confidently say that this is the best student event I’ve ever been to. I learned how to write an attractive CV, how to perform well in a job interview and gained my first contacts. However, the most important thing for me was to overcome my fear of talking to my future employer and see that it is not as scary as it seems. Highly recommended – says Kuba Węgrzynek, a student at the University of Gdańsk, a participant of the previous edition of the project.

 

The 6th edition of the project is open to students of the last years of bachelor’s and master’s studies as well as graduates of Pomeranian universities. Applications are made online via the application form and participation is completely free of charge.

Safety Day at Olivia! Demonstrations, trainings, lectures. Welcome!

Safety Day in Olivia, which will take place on June 21 , is a day full of inspiring meetings, interesting lectures, and knowledge from the most reliable sources. On the patio of the Olivia Centre, you will feel like a real hero of uniformed services, taking care of our health and safety on a daily basis: a firefighter, a policeman, a mountain rescuer or a paramedic. You will check, with the use of special simulators, what a road accident, hitting a wall with a car, or a rollover looks like “from the inside”! We hope this will make you drive a lot more carefully.

 

And that’s certainly not all! We already invite you to short expert lectures, which will take place in the Jowisz room at O4 Coworking June 21 from 11:00.

Olivia Sports: medals and cups awarded!

The 2022/2023 season of the Olivia Football League is behind us! Nearly 140 players from 7 teams competed, 46 matches were played, in which 408 goals were scored. It’s time to introduce the best of the best!

 

The fight was fierce until the final whistle. In the competition for the third place in the League, the players of Arrow and Omidy competed. In the end, the Arrow players defeated their opponents 4:2, winning the bronze medals! The grand finale belonged to Energi and Epam. Last season’s champions, Dream Team Indestructibles Energa, this time allowed themselves to be defeated by the brave team of Epam Systems (4:2).

 

Arrow scored the most goals in a regular season (75). The record for goals in a single game belongs to Omida – 15. Only one draw was recorded in the entire competition.

 

All matches are conducted by a team of referees selected by the Pomeranian Football Association.

It was an amazing concert of combined choirs! The Olivia Centre Choir under the direction of Wiktoria Pagieła and the Chamber Choir under the direction of Małgorzata Kuchtyk have once again invited you to join us on a musical journey. This time we were swaying to the rhythm of hits in Olivia Garden.

 

The repertoire includes well-known and popular pieces from the genre of popular music, sung to the accompaniment of Adam Pietrzak – piano / keyboards and Jarosław Stokowski – double bass / bass guitar. This train takes you on a journey without a ticket!

 

About the Chamber Choir
We are a vocal-instrumental ensemble. We play and sing songs by various authors and in different musical styles – from gospel to the most popular songs of The Beatles or Stevie Wonder. Our mission is to have fun and infect others with passion and energy. The beginnings of the choir date back to 2007, but we have been singing in the form we have been singing in today since 2009. During this time, we played in various places – the Baltic Philharmonic, the cultural centre in Kartuzy, the Sheraton Hotel, the Forest Opera, cafes and restaurants. In 2011 we released the album “Tuesday 17.30”, which includes m.in. “A Song Is Good for Everything” by the Old Men’s Cabaret or the jazz standard “On the Sunny Side of the Street”. In January 2017 we premiered our latest album “10/20”, where we present our arrangements of songs such as “Sweet dreams” by Eurythmics or “Hotel California” by Eagles.

Currently, the team consists of almost 50 people and brings together representatives of Olivia Centre companies, such as: Pomerania Development Agency, Amazon, Avaus, Bayer, EPAM Systems (Poland) sp. z o.o., Energa from the ORLEN Group, Kitrum, Lyreco, O4 Coworking, PKN Orlen S.A., RICOH Business Services, Skills Group, Winning Moves. The choir’s repertoire includes mainly popular and classical music, as well as carols and pastorals from different parts of the world. In 2022, the choir released its debut album “Dobre Tony”.

 

Easier to and from Olivia!

Do you travel by car (but we still encourage you to commute by public transport or bicycle)? We have some useful and good information for you.

 

To make it easier for you to get in and out of Olivia, to reduce car, bicycle and pedestrian congestion during rush hours, and thus save time and fuel as drivers, we have decided on a few practical solutions that will accompany us from May 15th!

 

EASIER TO OLIVIA

  • There is already a roundabout next to Olivia Prime A, thanks to which you will be able to turn around safer , easier and smoother.
  • We have provided two-way traffic at Olivia Prime A – not only will you be able to leave the car parks in Olivia Six and Olivia Prime, but you will also be able to easily reach them.
  • During peak hours, you will save a few minutes, entering the Olivia Centre, the so-called ‘bypass’. Drivers from Gdansk are advised to skip the exit to our city centre (the one with the lights) and turn back at the first permitted place.

 

EASIER WITH OLIVIA

If you leave Olivia at critical hours (3:00 p.m., 4:00 p.m ., 5:00 p.m.), use our “ring road”.

  • You will avoid a “longer stop” at the main exit from Olivia.
  • And you will immediately turn to Gdynia without having to turn back.

 

REMEMBER!

There are special rules of the road in Olivia, which is indicated by the “residential zone” signs . That means m.in. that:

  • the pedestrian has the right of way over the vehicle and does not have to use the sidewalk or pedestrian path,
  • the permissible speed of the vehicle in the residential zone is 20 km/h,
  • a child up to 7 years of age may use the road without the supervision of an elderly person,
  • Leaving the residential zone onto the road is treated as joining the traffic.
