Olivia with record-breaking interest from bondholders

On 13 April, series S bonds were issued, issued by Olivia Fin Sp. z o.o. SKA – a company belonging to the Tonsa Group, which is the owner of Olivia Centre. The first issue under the Third Bond Issue Programme, worth PLN 11.5 million, attracted 236 investors, whose subscriptions had to be reduced by more than 55%. This means that the total demand amounted to nearly PLN 26 million. This result confirms the high confidence of investors in the largest mix-used project in Poland, which is being developed in the Tri-City. The issue was carried out with the participation of brokerage houses Noble Securities and Michael Ström.

 

The average value of an order to purchase 3.5-year bonds was nearly 110 thousand. £. Their interest rate is variable and has been set on the basis of a three-month WIBOR + 6% margin. The bondholders were mainly individual investors, clients of brokerage houses that kept subscriptions. On 11 April, the Warsaw Stock Exchange adopted a resolution to introduce this series of bonds to the alternative trading system on Catalyst.

 

This is another reduction in subscriptions for bonds issued by Olivia FIN, but the last issue recorded the highest level so far. During the 13 years of the project’s development, there were as many as 31 issues out of over 560 million. PLN 18, of which PLN 350 million has already been repaid.

 

The success of the next issue and such a high interest in bonds from investors confirm the credibility of the project –
says Bogusław Wieczorek, legal counsel handling the programme on the part of Olivia Centre
. – At the same time, it confirms the trust in the project that has been carried out for 13 years and the investors’ acceptance of the direction of its development. Olivia is moving towards a multifunctional centre that combines additional functions for employees, but remains open to residents and tourists, offering them 12 restaurants, an exotic Olivia Garden, an observation deck with a 360° panorama. for the entire Tri-City and the Bay of Gdansk and a conference and event center. Projects are being prepared that will allow residential apartments for long-term rental and other office buildings to be added to this list.

Start in Pomerania – a unique edition of Recruitment Speed Dating at O4 Coworking

The sixth edition of Recruitment Speed Dating, which they have been organizing for students and employers from Olivia Centre and O4 Coworking for three years, has gained a new version. This time, the event is open to students of all universities from the Pomeranian Voivodeship. Start in Pomerania – the workshops ended with an unusual form of recruitment are a chance for 120 students to find a job.

 

What is the Start in Pomerania project?

Students from universities in Pomerania can choose from three May workshop dates, during which, under the supervision of experts from the HR and management industry, they will receive practical tips on how to strengthen their position on the labor market. In total, about 120 people will be able to take part in the workshops.

 

What’s next? Out of all the workshop participants, the best 20 will be selected and will have a chance to take part in the spring edition of Recruitment Speed Dating.

 

The workshops will be held on three dates to choose from: May 10, 17 and 23 from 9:00 a.m. to 4:00 p.m., and participation is completely free of charge. Students will learn universal rules for writing professional application documents, practical tips on how to make information about yourself more attractive – in your CV, on Linkedin or how to increase the chance of being invited to an interview with your CV. The second part of the training will be devoted to self-presentation. Participants will learn how to talk about themselves in order to attract attention and convey the right content, or learn the secrets of effective pitching.

What is Recruitment Speed Dating all about?

Speed dating – speed dating, which aims to connect two people with each other, is increasingly being used in business. They have also become an effective form of recruitment in various industries. Around the world, as well as in Poland, such meetings are organized to familiarize employers with job seekers. Labour market giants such as Microsoft, Apple, Google and Airbnb take part in them.

 

O4 Coworking has already organized 5 editions of recruitment dates…

… And there is evidence that it works!

– We are after five editions and we already know that Speed Dating Recruitment has a chance to shorten the distance between the employee and the employer, give the job advertisement a human face, and warm up the image of large and small organizations. At the same time, it allows people with little professional experience to show themselves more fully than through a piece of paper, to experience – a bit relaxed and cheerful – and to build their first business relationships – says Marta Moksa, CEO of O4 Coworking.

 

For the employer, it is also a considerable time saver and an opportunity to get to know the candidate market. Speed dating recruitment is an effective form of hiring. According to O4 Coworking data, 60 per cent. recruitment interviews within the project resulted in employment.

 

Participation in Recruitment Speed Dating is an opportunity for companies and universities to test a new solution, but also to appear in the eyes of potential candidates as a modern place using market tools that are currently in trend.

 

O4 Coworking is the “matchmaker” of this success, but this project would not have been successful if it had not been for universities that want to support their students and help them find their way in the labor market. The partners of the 6th edition are the University of Gdańsk, Gdańsk University of Technology, SWPS University and Merito University.

 

Where did the idea of implementing such a project come from at O4 Coworking?

– O4 Coworking has always been a garden of talents. Both for the Olivia Centre organization (a lot of our wonderful team is now supported by the investor’s team) and for the Olivia Residents. Talents were supposed to come from new technologies and startups, but they were also supposed to come from universities close to us, or in general – from a huge crowd of people using coworking, workshops, conferences. When it came to supporting our powerful corporate neighbors and innovative, agile, flexible O4ians in recruitment, we knew from the beginning that we would not be following the beaten path and, let’s face it, moderately effective. Our strength is building relationships, networking, connecting people in an effective way, in a relaxed atmosphere, with humor. This is how the idea of speed dating preceded – and this is the most important part of this project – by preparatory workshops for students was born. Structured form, professionalism, 1-on-1 conversation, gently stepping out of the comfort zone – it turned out that it works and really builds relationships – says Marta Moksa, CEO of O4 Coworking.

 

A chance for your dream job

This is the first time that the project is aimed at such a wide range of students. Previously, it was implemented in partnership with a specific university. In May, every final year undergraduate and graduate student and graduate student can apply to participate.

 

– Previous editions have allowed us to see that students and graduates entering the job market have a great need to take advantage of workshops that will help them effectively prepare for the recruitment process, and Speed Dating Recruitment allows you to overcome the fear associated with a job interview. We wanted to give this opportunity to as many young people as possible. Hence, Start in Pomerania – a project that allows you to get a good start on the job market – says Martyna Czarnobaj-Borowska, project manager at O4 Coworking.

I wish I had the opportunity to do so 14 years ago, when I was entering the job market. Six minutes multiplied by the number of companies gives a huge dose of information about the market, which sooner or later will turn into a full-time job, and thus the development of each of the participants – adds Kamil Parafiniuk from Develocraft.

Who are the candidates?

Participants of previous editions rated the project as an enriching experience. Many pointed out that participating in it allowed them to tame the stress associated with the job interview and get to know their strengths as a candidate applying for a job.

 

– At first, I wondered if it was worth going to the workshops. Now, I can confidently say that this is the best student event I’ve ever been to. I learned how to write an attractive CV, how to perform well in a job interview and gained my first contacts. However, the most important thing for me was to overcome my fear of talking to my future employer and see that it is not as scary as it seems. Highly recommended – says Kuba Węgrzynek, a student at the University of Gdańsk, a participant of the previous edition of the project.

 

The 6th edition of the project is open to students of the last years of bachelor’s and master’s studies as well as graduates of Pomeranian universities. Applications are made online via the application form and participation is completely free of charge.

Easier to and from Olivia!

Do you travel by car (but we still encourage you to commute by public transport or bicycle)? We have some useful and good information for you.

 

To make it easier for you to get in and out of Olivia, to reduce car, bicycle and pedestrian congestion during rush hours, and thus save time and fuel as drivers, we have decided on a few practical solutions that will accompany us from May 15th!

 

EASIER TO OLIVIA

  • There is already a roundabout next to Olivia Prime A, thanks to which you will be able to turn around safer , easier and smoother.
  • We have provided two-way traffic at Olivia Prime A – not only will you be able to leave the car parks in Olivia Six and Olivia Prime, but you will also be able to easily reach them.
  • During peak hours, you will save a few minutes, entering the Olivia Centre, the so-called ‘bypass’. Drivers from Gdansk are advised to skip the exit to our city centre (the one with the lights) and turn back at the first permitted place.

 

EASIER WITH OLIVIA

If you leave Olivia at critical hours (3:00 p.m., 4:00 p.m ., 5:00 p.m.), use our “ring road”.

  • You will avoid a “longer stop” at the main exit from Olivia.
  • And you will immediately turn to Gdynia without having to turn back.

 

REMEMBER!

There are special rules of the road in Olivia, which is indicated by the “residential zone” signs . That means m.in. that:

  • the pedestrian has the right of way over the vehicle and does not have to use the sidewalk or pedestrian path,
  • the permissible speed of the vehicle in the residential zone is 20 km/h,
  • a child up to 7 years of age may use the road without the supervision of an elderly person,
  • Leaving the residential zone onto the road is treated as joining the traffic.

Olivia Yacht Club , as this is the name of the initiative, brings together not only experienced sailors, but also people who want to start their adventure with the sea in this way. You don’t have to be an employee of the Olivia Centre company to take part in the cruise, the organizers have also provided a pool of places for people without resident status. Cruises depart every Wednesday afternoon, usually from Marina Sopot. A place on the boat can be booked in the My Olivia app or on the oliviacentre.com website.

 

Beautiful views from the high floors of my office are not the only benefit of Olivia’s seaside location. All Residents can easily join the cruises on the Bay of Gdansk, individually or even with the whole team, or you can invite a loved one. Taking part in the cruise does not require any complicated preparations, you book a place, pay an attractive price, and then set off on an adventure from the port of Sopot. I recommend it to anyone who likes the sun on their face, wind in their hair and rocking on the sea waves. ­– says Maciej Zielonka, Function developing engineer at Sii Poland.

 

There are more satisfied sailors like Maciej Zielonka. Qualitative research conducted among Residents (employees of companies in Olivia Centre) at the end of 2022 indicates that attendance in offices is increasing on sports activity days. Despite the fact that hybrid work has recently gained in importance, we recorded 45% higher attendance in our buildings than in 2021 and the highest number of events in history organized at the Olivia Centre. This would not have been possible without Olivia’s community.

 

Olivia ART. This is how art happens

Maja Mach-Jodłowska.
Maja is a digital artist, painter and talented ceramicist. On a daily basis, she is a co-owner of Talkersi.pl – a language school that is famous for its interesting, original method of instant English learning.

 

– I found my passion for creating in myself as a child. I draw inspiration from colours and shapes. I’m fascinated by unpredictable combinations because they bring an element of surprise and a breath of fresh air. The creative process drives me to life. It gives me joy, a sense of accomplishment and fills me with energy – says the artist. And we invite you, see for yourself!

About the Olivia ART project

 

The Olivia ART project was initiated many years ago with chamber concerts of the Olivia Camerata series. Right after that, we decided to present in Olivia not only the outstanding musicians of the Tri-City, but also other artists – painters, sculptors, photographers. We have opened a mini-gallery open to all guests in the lobby of our most representative building, Olivia Star. It is here that you can admire the works of Pomeranian artists for many years. Among them are employees of Olivia’s companies…

In 2022, as many as 5 exhibitions presented in the Olivia Star lobby were co-organized by our Photography Club. Its members used the knowledge gained during workshops with experts to amaze the effect of their creative work – places, events, and people captured in the frames. Together with them, we invited residents and residents of the Tri-City to the exhibitions “Gdańsk Unobvious”, “Good Tony: Meet Olivia’s Choir”, “Sea You” (reportage photography), “Olive in Olivia” (landscape photography), “12 Shades of Olivia” (architecture photography).

 

From mid-March this year. on Olivia’s patio we presented, as part of the Olivia ART project fragment of the Warriors collection, by a Gdańsk sculptor, prof. Academy of Fine Arts of Tomasz Sobisz, which has many unique works exhibited in various parts of Europe.

The fourth edition of the Oliwa Neighbourhood Budget. Submit your project!

Olivia Centre, one of the most dynamically developing office centres in Europe, has been not only developing its business for years, but also actively involved in the life of the local community. An example is the “Oliwa Neighbourhood Budget”, which has been implemented for four years. This initiative, which is an expression of corporate social responsibility, enables the inhabitants of Oliwa to influence the development of their surroundings.

 

Oliwa Neighbourhood Budget – how does it work?

The Oliwa Neighbourhood Budget is a programme that allows the residents of Oliwa to submit their ideas for social and infrastructure projects that can contribute to improving the quality of life in the district. Olivia Centre, as the organiser of the initiative, provides funds to cover the costs of implementation of selected projects submitted by residents. The budget was established on the initiative of Olivia Centre, and one of the Gdańsk councillors, a local cultural animator Andrzej Stelmasiewicz, also participates financially in it. All previous editions of the neighbourhood budget have made it possible to co-finance projects with a total value of nearly PLN 70,000. The selection is made by a jury consisting of local activists, cultural animators, representatives of institutions and sponsors.

 

Olivia Centre: community in the first place

Olivia Centre is strongly involved in building a community of residents and supporting the community of the Oliwa district. The aim of the Oliwa Neighbourhood Budget is not only to improve infrastructure or organise social events, but also to build a sense of community and civic engagement. By supporting local initiatives, Olivia Centre builds trust and good relations with the inhabitants of Oliwa, while promoting values that are important to the business community in the centre, such as innovation, responsibility and commitment.

 

How do I submit a project?

The pool of funds allocated for the financed projects will amount to PLN 18 thousand. Both soft projects (organization of meetings, courses or workshops) as well as infrastructure projects that will permanently fit into the character of the Oliwa space can apply for funding. Completed projects

During the four years of operation of the Oliwa Neighbourhood Budget, many different projects have been implemented. Among them were both those related to local infrastructure, such as the expansion of the Oliwa Recreation Station on the premises of the nearby Primary School No. 35, as well as social initiatives, including workshops for children and cultural projects. In the last edition, the following projects were won: “Neighbourhood in the Gate”, “Sportowy Gaj” and puppet making workshops.

The first one consisted in the organization of integration meetings in the autumn and winter period, providing an attraction for the youngest residents of the district, seniors, as well as guests from Ukraine who settled in Oliwa. Thanks to the implementation of the “Sports Grove” project, more publicly available physical exercise equipment was installed on the premises of Primary School No. 35, intended both for the school’s students (during lessons) and other residents of Oliwa during extracurricular hours. The third project that received funding were puppetry workshops carried out in the Oliwa Library, Primary School No. 35 and the First Social Primary School.

Working on the workshops at every stage: from working on the idea and preparing materials, to working with the participants, gave me great satisfaction. Handicraft activities are great for the development and well-being of both adults and children. I am glad that thanks to the funds from the Oliwa Neighbourhood Budget I was able to implement this project. – says Małgorzata Martusewicz, the author of the application and the workshop animator.

 

Olivia Centre, through the organisation of the Oliwa Neighbourhood Budget, shows that a business centre is also a responsibility for the environment and the life of the local community. The inhabitants of Oliwa are often our Residents and people who take advantage of Olivia’s cultural or gastronomic offer – from the youngest participants of Lego workshops, to seniors, spectators of theatrical performances staged at the 34th Winter Olympics. I am convinced that this synergy not only contributes to the development of Oliwa, but also creates an atmosphere in which the residents feel important and appreciated, being able to implement their civic intentions with the budget provided by us” – sums up Bogusław Wieczorek from Olivia Centre, who is also a member of the Council for Volunteering at the Mayor of Gdansk.

Challenges, Innovation and Commitment to Sustainability

2022 was no ordinary year. From Russia’s invasion of Ukraine, the ongoing pandemic, to the global economic slowdown, to broken supply chains and climate change, businesses have had to adapt to new realities. Among them, Olivia Centre, a business centre managed by the Tonsa Group, summed up its ESG activities by once again publishing its annual report.

 

Responsible Construction: Adoption of WELL and BREEAM Certification

Olivia Centre is one of the few places in the world with WELL and BREEAM certification, proving the highest quality and environmental standards. But that’s not all – in 2022, Olivia Centre buildings renewed their WELL certificates, reaching the full pool of 25/25 points. In addition, Olivia Star has also received the final BREEAM certificate in the as-built phase, taking into account the arrangement of the lease space (Fully Fitted) with an Excellent grade.

Olivia Centre does not limit itself only to meeting the requirements of certification. Thanks to numerous upgrades and responsible operational decisions, the centre managed to reduce its water consumption by 33% and its greenhouse gas intensity by 21% last year.

 

Every hit is a point for the planet – circular paper economy

Olivia Centre is the first business centre in Poland to implement Tork PaperCircle – an innovative service for recycling used paper towels. Tork PaperCircle is the world’s first project to recycle recycled paper towels. Over the course of 8 months, more than 7 tonnes of paper towels were used in Olivia Centre… and they were all recovered! Thanks to the implementation of the program, the center has reduced its carbon dioxide emissions by 3,040 kg! This exorbitant amount of CO2 is equivalent to the amount that about 140 mature trees absorb in a year.

 

Stable business, engaged community

Olivia Centre actively supports the development of the local community. The Centre organises initiatives such as the “Oliwa Neighbourhood Budget”, allowing residents to submit ideas for social and infrastructure projects that can improve the quality of life in the Oliwa district. Olivia Centre covers the costs of selected projects, creating trust and building relationships with the local community.

The business centre reacted quickly to the Russian attack on Ukraine by organising aid for its affected neighbours. Supported by the Olivia Centre team, the city authorities made the premises available for a cost-free Take&Go store, one of the city’s three points of distribution of gifts for Ukrainians.

What’s next?

Olivia Centre plans to maintain its status as a comfortable space for work, rest, culture and social engagement. The Centre aims to limit global warming to 1.5°C by introducing further measures aimed not only at protecting the environment, but also at the health, safety and comfort of people – including future generations. We set high standards for ourselves and will strive to achieve climate neutrality by the end of 2045. – says Agata Kwapisiewicz, ESG Officer at Olivia Centre.

 

Reporting methodology

Although Olivia Centre is not obliged to publish an ESG report, it has decided to do so in order to communicate openly with stakeholders and indicate aspects related to care for the environment. The ESG report for 2022 was prepared in accordance with the international GRI (Global Reporting Initiative) standards, as well as referring to the Sustainable Development Goals (SDGs).

The Gdansk business centre is a great example of how ESG activities can be implemented in practice in business buildings. With its commitment to sustainable development, both in the environmental and social dimensions, Olivia Centre contributes to creating a future that is more responsible, resilient and sustainable.
