Double award for Olivia Home during the Baltic Sea Region Real Estate Awards 2025

On 15 May 2025, during the Baltic Sea Region Real Estate Awards gala, which took place at the Radisson BLU Hotel in Sopot, the developer Olivia Home – belonging to the Olivia Group – became a double winner of the prestigious competition, winning awards in the following categories: Residential Developer and Future Project for the Olivia Pulse investment.

It is one of the most important events of the real estate industry in the Baltic Sea region, covering key markets such m.in. Poland, Germany, Sweden, Finland and the Baltic States. The competition is organized with the utmost attention to transparency – the correct course of voting is supervised by EY as an independent audit partner.

Olivia Pulse, awarded in the Future Project category, is a 17-storey building with investment apartments, which is being built at Olivia Centre – the largest business and service centre in Northern Poland. The project offers 245 premium apartments, designed for rent, thus responding to the needs of professionals, investors and people looking for a prestigious location by the sea.

“Olivia Pulse is an extremely important investment for us – both from the perspective of the development of the development structure and the ambition to create a space of a unique character. Our goal was to design a place that would be modern, functional, and at the same time harmoniously fit into the surroundings. We are all the more pleased that the project has been noticed and appreciated by such an eminent jury – comments Ewa Nowicka, Member of the Management Board of Olivia Home. “It is also a confirmation that the direction we have chosen – based on quality, aesthetics and a sustainable approach – is gaining recognition not only in the eyes of customers, but also industry experts,” he adds.

The awards were received on behalf of Olivia Home by members of the board:
Ewa Nowicka, Wojciech Pawełkowski and Grzegorz Mikołajczyk.

For Olivia Home, operating within the Olivia Group, it is a confirmation of its growing position on the housing market, which strengthens the motivation for further, dynamic development.

ZOOM – a painting close-up of the young staff of the Academy of Fine Arts in Olivia Centre

We cordially invite you to the next exhibition of works of contemporary art presented in the space of the Olivia Star building. This time we are hosting “ZOOM” – paintings by five artists associated with the Faculty of Painting at the Academy of Fine Arts in Gdańsk.

The Academy of Fine Arts in Gdańsk is one of the most important art schools in Poland, with a rich history dating back to 1945. Its headquarters are located in three unique buildings in the center of Gdańsk: the monumental Great Armoury, the English House in the Main Town and the Small Armoury in the Old Suburb. These historic spaces not only give the university a unique character, but also inspire subsequent generations of artists. The Academy combines tradition with modernity, offering a wide range of courses and actively participating in the cultural life of the city.

“Zoom” is a close-up of the individual fields of vision and personal painting languages of the young teaching staff of the Academy of Fine Arts. It is also a confrontation of attitudes, aesthetics and creative strategies, which – although diverse – create a coherent and intriguing story about the condition of contemporary painting.

Artists whose works are presented at the exhibition:

Karolina Futyma
Przemysław Garczyński
Tomasz Kopcewicz
Agata Nowosielska
Agata Przyżycka

Accompanying events:

20 May, at 18:00official opening of the exhibition, vernissage
20.05–20.07.2025 – curatorial tours – an opportunity to discover works together and reflect with the curator

The exhibition is carried out under the aegis of the Olivia Centre and the Gdańsk Community Foundation.

We cordially invite all art lovers, students, residents of the Tri-City and visitors to Olivia to experience this painting narrative up close.

What emotions they were! The Olivia Yacht Club Cup Regatta is behind us!

Twelve crews and a lot of sports emotions – this is how we can briefly sum up the Olivia Yacht Club Cup Regatta, which took place on Thursday, 8 May on the waters of the Gulf of Gdańsk. This event proved that spontaneous initiatives can positively surprise with quality and energy – this is exactly what happened this time.

The wind that blew on time

Although the forecasts predicted almost windless conditions, nature decided to cooperate. The wind blew exactly when it was most needed, and the crews could demonstrate both sailing skills and tactical cleverness. As for the cheerfulness, it was good from the beginning to the end – there was a great atmosphere on the water and on the shore. There was laughter and a moment to relax, but also full concentration and healthy competition

From the sea to the office and back – business meets sailing

The regatta also had a deeper purpose: to connect the world of sailing with the everyday life of companies operating in Olivia Centre. And it worked out brilliantly. It could not be otherwise, because – as we know – sailing and business have surprisingly much in common. Cooperation, instant decision-making, trust and teamwork are all about here and here. There is a reason why so many participants of the event left the deck with the feeling that it was not only an adventure, but also a valuable lesson in acting under pressure.

Who won the cup?

The winning crew of OMIDA Group showed class and sailing determination, winning first place with a score of 5 points. The Olivia Centre team was right behind them, and the podium was closed by the Adar crew. Here are the full results of the regatta:

Results of the Olivia Yacht Club Cup Regatta:

  1. 🥇 OMIDA Group – 5 points
  2. 🥈 Olivia Centre – 6 points
  3. 🥉 Adar – 11 points
  4. NAVBLUE (Airbus) – 11 points
  5. Nordea 2 – 14 points
  6. Experis – 15 points
  7. Pekao SA – 17 points
  8. Amazon 2 – 18 points
  9. Amazon 1 – 19 points

Regatta and what next?

The event is organized in partnership with the Polish Sailing League, it was also the Business Open Day of the Sailing League 2025 for the Residents of Olivia Centre. Now, there are certainly companies from Olivia willing to join this unique initiative. The Business Sailing League has been operating in the Tri-City since 2015. It is a series of regattas that have gained recognition of many Pomeranian companies looking for an unusual form of team integration and relationship building. It is not only a great adventure and a chance to catch the sailing bug, but also a great opportunity to strengthen cooperation, develop the ability to act under pressure and make quick decisions, as well as build lasting business relationships in an atmosphere of sports emotions and beautiful sailing traditions.

Recruitment for the next edition is ongoing, and all details are available on this website.

Thank you – and see you on the water!

We would like to thank everyone who was with us during this special day – for their energy, openness and sports spirit. The Olivia Yacht Club Cup Regatta was a beautiful beginning – we hope for more! See you at the next events – and, of course, on the water!

An office that appeals to the senses. Take part in the survey of the Gdańsk University of Technology!

The modern work environment is undergoing dynamic changes – more and more employers consciously shape their office spaces to support the efficiency and creativity of employees or help them in teamworking. Modern offices take into account the diverse needs of users, offering shared and individual work zones, taking care of places for relaxation, regeneration, and even… a short, comforting nap. In many companies, flexible spaces that can be easily and quickly adapted to changing needs, focused work rooms, rooms dedicated to team brainstorming, play zones, spacious kitchens and dining rooms, or properly soundproofed phone booths are a standard in many companies.

Space design and well-being

Research clearly shows that the arrangement of office and residential spaces has a significant impact on our well-being, mental health, and efficiency. Appropriate lighting, the use of natural materials, taking into account the principles of neuroaesthetics; All of this helps to create an environment conducive to well-being. Biophilia, for example, plays an increasingly important role in design, including the concept of “Biophilic Dopamine”, emphasizing the relationship between man and nature and helping to create spaces that have a positive impact on our senses.

At Olivia Centre, we attach great importance to creating work environments that not only meet functional requirements, but also really support wellbeing. It is no coincidence that we cooperate with the Design Anatomy studio, which has been creating creative and functional interiors for years, corresponding to the latest trends, such as the already mentioned biophilic design or sustainable use of materials. Light plays a significant role in DA projects, as it is one of the most important factors shaping the quality of space. The studio also takes exceptional care of the acoustic comfort of the rooms.

By creating spaces that meet the needs of their users, Design Anatomy is based not only on conclusions resulting from the observation of changing work models, but also those from research. The relationships between the work environment and efficiency, mental well-being, well-being and creativity are analyzed, among m.in other things. This allows designers to tailor solutions to the real needs of the organization and their team members. As a result, offices designed by Design Anatomy gain recognition from the industry and are repeatedly awarded for consistent aesthetics, functionality and understanding of the real needs of users.

  • European Property Awards 2024Best Office Interior award for the Just Join IT office design
  • European Property Awards 2023 – two awards for projects for LPP Contact Center and Deribit
  • CBRE Office Superstar 2019 – awards for the best office in the Tri-City for Nordea and the best recreational space for Sii Poland

Help change workplaces for the better. Take part in the study of a PhD student at the Gdańsk University of Technology!

We are convinced that creating space with the well-being of users in mind should be based on constantly deepened knowledge. That’s why we support research that helps us better understand how the work environment affects our concentration, health, well-being and relationships. We cooperate with universities, including the Faculty of Architecture of the Gdańsk University of Technology.

This time we encourage you toabout participation in an anonymous survey on the research carried out by Joanna Francuzik, a PhD student at Gdańsk Tech, whose scientific interests focus on shaping the working environment in office spaces, with particular emphasis on the role of lighting, ergonomics and spatial layout. The aim of the study is to analyse the impact of natural and artificial lighting and space organisation on the daily functioning of employees. The data collected will be used to develop specific design recommendations to support the creation of more functional, healthy and friendly workplaces.

Importance of results

The results of the study will allow for a better understanding of the needs of office users and indicate specific factors affecting comfort, professional satisfaction and general well-being. This knowledge will be used in the design and modernization of space at Olivia Centre – so as to better support everyday work, regeneration and social interactions.

A few office design trends in Design Anatomy

▪☑︎ Biophilic design – focus on nature

Contact with nature improves concentration, reduces stress and has a positive effect on mental health. In this spirit, m.in was designed. Olivia Garden.

▪︎ Light – a factor of mood and efficiency

Proper lighting improves concentration, supports the circadian rhythm and affects the mood. Check more…

▪☑︎ Neurodiversity – a space for every style of work

Contemporary teams are cognitively diverse. When designing offices, Design Anatomy takes into account different ways of receiving stimuli and the need for individualization. It introduces, for example, quiet work zones, video call booths, and designs focus and regeneration areas, which increases comfort and supports inclusivity.

▪☑︎ Less waste and sustainability

Ecological materials, recycled equipment, modularity and the possibility of easy rearrangement – these are the standard in projects carried out in Olivia Centre today. Offices designed by Design Anatomy – m.in. for Sii Poland (rearrangement 2023-2024) or Viterra – use, for example, PET panels, recycled fabrics, and even elements made of metal scraps and cable trays. It is a responsible and aesthetic design.

▪︎ Flex spaces

Hybrid work, project teams, changing everyday needs – flexibility is the key today. Therefore, it is worth designing spaces that can be easily rearranged, adapted to meetings, individual work or joint brainstorming. Thanks to this, the office is alive and responds to the rhythm of the organization.

▪☑︎ Wellness and mindfulness zones

The well-being of employees can be supported not only by ergonomics, but also by creating places of relaxation and regeneration. Green terraces, stretching zones, indoor gardens – these are spaces that allow you to breathe and reset.

▪︎ Ergonomics and personalization of the workstation

Adjustable desks, ergonomic chairs, the ability to change the working position, individual lighting – all this has a real impact on the health and comfort of employees.

At Olivia, we believe that the workplace can also be a space for creative development – body, spirit and mind, which is why we invite you, our Residents, to join us on a journey into the world of art as part of Olivia Art! This is not another project “for residents”. It is a project with residents and thanks to them. Even more culture

Olivia Art is an invitation to cooperation. We want to get to know and develop the passions of residents together with them, in an open, natural and inspiring way. Anyway, as you know (or you will find out now) Olivia is already teeming with artistic life:

The voice as the first instrument

The first installment of Olivia Art focuses on the voice and body. We start with what is most personal and accessible – with the sound we carry inside.

The meeting with the Art’n’Voices team will be a unique opportunity to explore the secrets of your own voice. The artists – award-winning vocal music performers, winners of the Fryderyk 2021 award in the “Contemporary Music” category – will present how to use the voice consciously, easily and effectively in everyday life and work.

This event is addressed especially to people who work with voices on a daily basisthey conduct meetings, presentations, public appearances. In an atmosphere of musical openness, you will be able to learn practical techniques of working with breathing, articulation and voice emission – as well as simply experience the joy of singing and expression.

What’s next? Movement, theatre, music

We have a lot in our heads, but we are not the ones to decide here! Anything can happen, e.g.:

  • dance classes
  • theatre workshops
  • jam sessions
  • meetings with artists
  • preparation of the rehearsal room in Olivia
  • and more!

Olivia Art will evolve – to the rhythm of what you want and need!

Your passions matter

We want to get to know you. Find out what you are already creating – and what you would like to develop in Olivia.

  • Do you paint?
  • Do you write epics?
  • Do you sing, play, sculpt, design?
  • Or maybe you just want to give it a try?

Olivia Art is an open space. If you have an idea for a workshop, exhibition, or joint creation – contact us. It is thanks to you that the project can take on life and a unique character.

Art works. Also in the office

Art is not only a passion. It also has a real impact on well-being and efficiency in the workplace – which is confirmed by research:

  • 94% of employees believe that the presence of works of art increases the attractiveness of the office (Business Committee for the Arts)
  • 61% declare that art inspires them to think more creatively (British Council for Offices)
  • In spaces with art, efficiency can increase by up to 30%, and communication and well-being of teams improve significantly (HR Pulse)

Management is an art that can be learned

What does mixed-use mean in practice? A full range of possibilities – a place full of life, a space that allows you to ensure a balance between work and free time, but also a number of opportunities for business development, not only in terms of numbers and results, but also competence and improvement of business quality.

A well-functioning body means all its organs working efficiently. With regard to an office center that is called mixed-use, it should be recognized that it should be a space where all the needs of its tenants are met. Since the popularization of remote and hybrid work, office centers have understood that in order to attract employees to work, they need to supplement their spaces with additional functions that benefit people who choose stationary work. Therefore, interest clubs are developing, common spaces are gaining new places conducive to relaxation and work in non-standard conditions, but there are also additional services that provide new opportunities for the employees themselves.

An example of an office complex developing the range of its offer can be Olivia Centre in Gdańsk, which has prepared an exotic Olivia Garden on its premises, an observation deck on the 32nd floor of Olivia Star, an event centre on its 34th floor, and is currently preparing its first residential building, which is being built next to office buildings. In this way, it will become not only a place for work and entertainment, but also a living space. The less obvious functions that are available in Olivia include educational opportunities at virtually every stage of development. The educational offer starts from the preschool age, includes primary school, high school and postgraduate studies, and ends with the top-class development offer run by specialized entities. Among them, the leader is the Gdańsk Foundation for Management Development, which has been present on the market for over 30 years. Its capabilities are complemented by the O4 coworking space, which develops its training offer for employees who want to improve their competences before they think about the professional GFKM training offer.

– Being in a diverse environment in itself carries a value that allows you to develop, learn and imitate good practices, but mixed-use centres offer something much more: it is also a space for improving competences – emphasizes Bogusław Wieczorek, the representative of the management board of Olivia Centre. – The development of the educational and training offer is related to the needs of our residents and results from the combination of experience of numerous entities operating in Olivia. O4, working on the LeadWell conference, gathered experienced managers of companies from all over Olivia and beyond, who share their knowledge and experience with both novice entrepreneurs and experienced managers who are expanding their competences or refreshing their knowledge. This is another area of synergy and a comprehensive approach to cooperation with our residents in our business hub.

The LeadWell conference, organized by O4, includes m.in workshops. During the first one, the participants answered the question of how they interpret the motto of the conference. The answers showed that the title good management is a mix of good practices, care for quality, but also well-being. All participants agreed that these concepts should not be separated. Otherwise, management would only mean a short-sighted pursuit of results enclosed in Excel tables, regardless of the sense and costs of these activities – costs on the part of employees, leaders, and the corporations themselves. The participants pointed out that focusing on results does not translate into long-term growth and building a strong market position of enterprises. The second conclusion is that management is an art in two senses of the term: both a difficult skill to achieve, which thanks to work and talent develops like a craft, and an art that requires artistry, sensitivity and versatility. However, unlike the creative processes carried out by artists in their workshops, in this case it means more interaction and cooperation than solitary work on the final result, which is the product of the artist’s own genius. That is why social skills are so important in this case, which can and should be developed.

Conferences and workshops organized by O4 are an excellent prelude to the development of competences, which can be continued in Olivia at the Gdańsk Foundation for Management Development. The Foundation organizes over 700 training days each year and they include programs related to leadership, team management and broadly understood managerial development. According to Krzysztof Jędrzejewski, Sustainable Development Coordinator at GFKM, the opportunity to follow the full path of managerial development is one of the distinguishing features of the institution: We offer a broad and comprehensive education program: from the first steps in management to the highest managerial positions. With its unique approach, the organization educates leaders at every level, offering training for new managers, programs for middle and senior management, and advanced courses for top management. Over the decades, GFKM has already educated more than 4,000 Executive MBA graduates who can continue their education as part of Post-MBA programs. Thanks to the projects carried out by GFKM, Olivia is also a forge of highly qualified managerial staff, among which Executive MBA programs are in the lead. GFKM is accredited by CEEMAN IQA, the title of Business School with Significant Impact 2020 and the implemented ISO 9001:2015 Quality Management System.

– Our goal is to create a space where everyone, from an employee, through a leader, to a business owner, will find the right tools for development – sums up Bogusław Wieczorek.Olivia Centre is not only a workplace, but also an environment of inspiration, cooperation and mutual learning. We believe that by investing in people, we build lasting value for both our residents and the entire business ecosystem we create together.

Let’s make Olivia green! We are starting the next stage of work

Dear Residents,

Last year, we started the reconstruction of our patio. In order not to make the work burdensome, we divided it into shorter stages. We completed the first one in the spring and summer of 2024, and now we are entering the second stage. Yes, yes, we are consistently greening Olivia. For you. We systematically create a wooded space, full of grass and flowers, where you will be able to rest, relax and which you will be delighted with. The project is large, its implementation takes time, but the effect will be, we hope, spectacular.

The first phase of works (stages I and II) includes the development of the area between the Olivia Star building and Olivia Six, which will allow us to create a new, functional outdoor space. The works of the second stage will take several weeks and in the summer we will be able to enjoy another refreshed part of the patio.

We make every effort to ensure that everything runs smoothly and does not interfere with all everyday functioning in Olivia. Access to the revolving door from the Olivia Six side will be provided throughout the duration of our works.

Below we present a visualization of the space after the reconstruction. Here you will find a plan of the patio with an indication of the place where the works will be carried out (marked in color withgreen).

Green Power! Keep your fingers crossed!

Spring on two wheels

The days are longer, the sun shines stronger, and you can feel the energy of a new beginning in the air. This is the perfect time to dust off your bike or take your motorcycle out of the winter garage and go to work on your beloved two-wheeler. This article was created for you, cyclists and motorcyclists. Read it, because it’s all useful information. This time we will start with motorcyclists, because there are more and more of you in Olivia, and we have not paid you enough attention so far (we think so).

Motorcycles

Remember that during working hours you will park your motorcycle for FREE in designated spaces in the UNDERGROUND GARAGE HALLS.

It’s all about benefits!

Paint and plastic
protectionUV radiation can fade the paint and plastic parts over time, making the motorcycle look older than it is. The paint loses its depth, tarnishes, and plastics can crack.

Avoiding overheating of the fuel
tankWhen the motorcycle is in the sun for a long time, the fuel in the tank can heat up, which increases evaporation and can lead to an increase in pressure – in extreme cases even to a leak in the system (especially in older models).

Comfort
A heated saddle, grips and tank can be really unpleasant to the touch – especially in summer. In the shade, these elements remain cooler.

Electronics and battery
protectionHigh temperatures can accelerate battery wear and negatively affect the operation of electronics, sensors or LCD displays.

Tyre
protectionRubber does not like prolonged exposure to the sun – UV rays and high temperature can accelerate the aging process of tires, which affects their grip and safety.

Please do not park
your vehicle in ABOVE-GROUND PARKING SPACES FOR CARS.

How to park in a garage hall?

  • Prepare your office entry card.
  • Drive to the entrance to the underground parking lot of the building where you work.
  • Place the card against the BICYCLE READER, wait until the entrance gate to the garage hall opens.
  • Carefully avoid the barrier (it won’t rise)
  • Park in the designated space marked with this sign:

Bikes

At Olivia Centre you have at your disposal:

  • several hundred bicycle racks – inside garage halls and outside buildings,
  • two bicycle repair points,
  • lockers for cyclists in garage halls,
  • shower cubicles (if you need a refreshment after your trip).

Here you can park your bike in above-ground car parks:

Scooters

Have you come to work on a scooter? In Olivia Centre you will find:

  • special stands for scooters,
  • scooter lockers with charging system for electric models.

Remember that you can also use publicly available scooters and electric scooters as well as bicycles as part of the Mevo Metropolitan Bike System.

Remember that now you can add every kilometer traveled by bike or scooter to the pool of Active Charity campaigns!
